About Honduras........
As of late Honduras has been called the best kept secret of Central America, and the next Costa Rica and Panama. Having a government and culture that is very friendly to foreign investment, a stable and growing economy, freedom to live a peaceful and family-friendly life, coupled with some of the world’s most picturesque scenery and temperate climate, it is no wonder why many expatriates and investors alike are excited about this special Central American locale.
Foreigners in Honduras have the constitutionally-protected right to sovereign ownership of land, without any Honduran residency requirements. (We are very familiar with this as we are non-Honduran resident, U.S. citizens ourselves) also, foreigners can easily set up banking accounts and business entities in Honduras. (As we have also done)
Honduras is becoming very popular with foreign expats and retirees as they can live very comfortably on $500 every 30 days. Health and dental care is modern and very economical.
Honduras has a population of approximately six million, with about 40% of its population living in the three major metropolitan areas of Tegucigalpa, San Pedro Sula, and La Ceiba. The other 60% live throughout the beautiful coastal and inland rural areas spread throughout the country.
Honduras is centrally located in the middle of Central America. It is about 2,000 miles from the United States via the newly renovated Pan-American Highway, or a 2-3 hour direct flight from Houston, Atlanta, or Miami. The currency, the “lempira” is currently trading at approx 20.0 lempiras per us dollar.
About Yamaranguila, Intibuca........
The Spanish colonial-era village of Yamaranguila is located in the department (state) of Intibuca and is approximately seven miles from the Spanish colonial-era town of La Esperanza, the capital of the Department of Intibuca. La Esperanza has a population of approximately 15,000 people. La Esperanza is a thriving and peaceful city with a full-service hospital, dental facilities, various banks offering full-service banking, a number of English-speaking private schools, and a Canadian hydro-electric project that supplies affordable energy to the area (70% of Honduras’ energy is supplied through hydro-electric sources). Currently La Esperanza is a scenic 2 ½ hour drive from either San Pedro Sula or Tegucigalpa. The highway is newer and simple to navigate. Yamaranguila is a quaint little town that is becoming a very popular location for Hondurans who want to build a nice getaway vacation home and for expats seeking a new way of life.
The department of Intibuca is home to the majority of the country’s native ”lenca” population (the indigenous Indians of Honduras) and boasts of some of the most temperate and fertile land in central America. Due to these conditions, as well as the agrarian lifestyle of the Lencas, Intibuca produces about 80% of the vegetable produce of Honduras as well as some of the world’s finest cloud forest coffee.
The area is picturesque with abundant pristine mountain water and air, with breath-taking cloud forest views.
Currently there is a new highway (not a “hustling and bustling” one like in the U.S.) that is being completed that will link the Copan ruins with Tegucigalpa (Honduras’ capital) and will run through he scenic “Lenca trail”. This new stretch will be the new pan-American link from Guatemala to Tegucigalpa and southern Central America.
No crime and stress problems here..... a beautiful, clean lifestyle.
About our properties........
Our properties are located about five miles from the town of Yamaranguila and are situated at an elevation of 5,500 feet above sea level. The average daily temperature is between 70-75 degrees fahrenheit, with nightly lows of 55-60 degrees (no heaters or artificial a/c needed here!!!!). The rainfall is ideal..... Simply put, the climate is perfect.
This area is being highly sought after for people who want a peaceful and safe lifestyle with ideal weather conditions. There is electricity available for our properties as well as a new community cooperative water system with pristine mountain spring drinking water.
When the new Copan to Tegucigalpa scenic highway route is completed shortly (runs only three miles from our property), our properties could easily triple in true market value from that alone.
Other than the spectacular climate and scenery, there is always a nice breeze that blows through the mountain pines, producing a wonderful ocean-like sound.
There are mature pines, roble, and oak trees on our properties as well as 4-5 other local varieties. The property has a nice roll to it with abundant tropical vegetation and nice shade trees along various streams, which intersect the properties. There are a nice mix of mature forest and beautiful grassy knolls. The grassy knolls and pasture areas are of high quality.
Due to the elevation above sea level, as well as their inland location hurricanes are a non-issue here for our properties.
The properties are home to many tropical bird and butterfly species as well as white-tailed deer, rabbits, squirrels, and more. There are no wolves, big cats, or predatory bird problems.
The properties have main municipal or secondary road access, depending on size and location of the tract in relation to the main municipal road. All roads are easily accessible with two wheel drive vehicles. There is no heavy traffic on the roads, nor commercial traffic noise problems.
Titling, taxes, financial and other useful information........
In Honduras there are three types of land ownership. First is a “private document or deed” (some are centuries old), which can be legally disputed. The second is a registered “private title or deed” (many have this), which the government can technically exercise eminent domain on like in the U.S..... Third is the “Escritura Publica” (sovereign registered document), which is an absolutely sovereign title. This document can be difficult to acquire at times because land owners have “legally” stripped their land (the trees) bare to the dismay of the government. (Land prices commonly triple with this type of title). All of our properties for sale are titled with an escritura publica with easily transferable, totally sovereign ownership rights.
There are no annual property taxes.
This property is ideal as an investment, and as an offshore investment all profits are non-taxed for foreigners in their country of origin.
The prices for our tracts are as follows:
2.5 acres - $20,000 ($1.97 mt2)
5 acres - $35,000 ($1.73 mt2)
10 acres – $65,000 ($1.61 mt2)
15 acres – $90,000 ($1.48 mt2)
20 acres – $110,000 ($1.36 mt2)
25 acres - $125,000 ($1.24 mt2)
Lower quality Central and South American property is selling online and on the local market for much higher prices. Normally, in Central and South America land is quoted on the price per square meter (mt2), which generally runs in the $12 mt2 - $300 mt2, depending on country and location.
For example in Vilcabamba, Ecuador (rural land with comparable beauty and climate) decent land sells in the $12-$35 per mt2 range. Accordingly, here is a quote from a knowledgeable person in Vilcabamba:
“Typical prices of decent land with access to infrastructure elements range from $12 per square meter to $35 per square meter. That's about $120,000 – $350,000 per hectare (2.5 acres). The good land (in the communites, with good views, good soil, etc.) will cost you in the 20's or higher. The cheap land (steep slopes, poor soil, etc.) will be closer to $12 or sometimes even below $10 a meter. I recently found a half-hectare piece of land for just $25K, but a road ran right through the middle of it, and it was on a steep slope. (Not exactly a gardening paradise..... )”
As you can see above, our properties are being specially priced in the $1.24 - $1.97 per square meter price range.
We are willing to owner finance our properties with as little as 15% down, with fixed annual interest rates starting at only 10%, and with no pre-payment penalties.
Showing is by appointment (we travel a lot on business), and on a first come basis.
We apologize for the long listing but we wanted to be thorough......
Thanks for your time and interest.
