The development has the environmental permit from MARENA. MARENA is the environmental protect agency of Nicaragua. Since The developmentis a UNESCO/Ramsar site, a rather positive aspect of project marketing, approval took over a year to acquire. In addition to the environmental permit, The development has a letter of approval from the Audubon Society, the entity in charge of outlining the rules for the management of the lake. The development also has the permit from MIFIC for the exploitation of ground water, Union Fenosa for electricity, and ENACAL for water. Additionally, The development qualifies to take advantage of the INTUR Tourism Incentive Law 306, which allows homebuyers 10 years of no property taxes or taxes on income produced by rental properties. This law also allows the developer immunity from paying the 15% tax on the materials used in building homes, which in turn allows the project to offer more favorable prices.

First American Title Insurance: Title insurance is an absolute requirement for international buyers in a place where title issues have been a concern in the past and language and cultural barriers can be overwhelming. The development has a master policy through First American, and offers individual title policies for any lot or home on the property.

Average day time temperatures are in the 70s, and for much of the year it is cool enough to wear a sweater at night or build a fire.
