Unbelievable unobstructed ocean view
from the large (18' x 18') tumbled marble covered patio and bedroom (ocean views from the living/dining room and kitchen, as well). The location is ideal! You walk right off the large patio and straight to the beach steps. All furniture and fixtures, appliances, linens, and housewares are included. The bed is King with luxury linens and the sofa is a queen sleeper, plus I have a queen inflatable bed in the owner's closet, so it can sleep up to 6.

When in the rental program, you block off 3 months (does not need to be consecutive) for personal use and have it available for rental the other 9 months. The split is 60/40; you receive the 60%.

There is a gorgeous marina there, and there will be a Robert Trent Jones 18 Hole Golf Course too.

More Details: It has one VERY large bedroom and one large bath with a separate toilet area, huge closet and double vanity sink in granite. King bed, Queen sleep sofa, and queen inflatable bed. Washer and dryer, dishwasher, garbage disposal, microwave, owners closet inside and locked outside storage closet, paver parking space for a golf cart (all pathways and roads are pavers), 2 televisions with cable, DVD player, & internet service. You literally walk off the porch and are at the most stunning beach in 60 steps. The monthly fees are $600 (billed quarterly) and include full exterior insurance (hurricane & flood, too), use of the pools, towel service, fitness centers, landscaping, exterior maintenance, etc. Oh, it also includes water and cable! The only utilities you would pay is electric and phone (if you need one). The monthly fees are more than offset some by the rentals. The positive about the fees is that you do not have to worry about ANYTHING and literally never have to set foot on the property. All the cleaning, rental stuff, maintenance, advertising etc. are all taken care of.
2008 yielded $14,236 in tax free rental income (that was my take-home PROFIT after the resort took their portion) and that should only increase as more of the resort is completed and the resort becomes more popular. They have also added more flights to the island via Continental and are expanding the airport runway to accommodate larger planes.
