This former exotic fruit farm and rainforest guest house is being put on the market by very motivated sellers.

The property consists of two houses: one with three bedrooms and two bathrooms ("the Guest House"), the other a three-bedroom, one-bathroom house (the Owners' Cottage). There is also a one room + bathroom cabin -- think studio apartment with no kitchen -- called the "Casita." All of the buildings are up away from the road, connected by a driveway. Only the Guest House is at all visible from the road. The property is being sold fully furnished, with all appliances, electronics, artwork, beds, linens, dishes, and equipment.

Other buildings in the compound are:
- a detached dining room / common area for guests' use ("El Bohio")
- a detached bathroom with shower area for use by our campers and other guests
- a concrete toolshed, approximately 20' x 10', with covered hot tub area on a concrete pad behind it.

The Guest House currently rents for $190 / night, and the Casita rents for $60 / night. The toolshed could be converted fairly easily into another efficiency-type rental unit; we're considering launching this project ourselves soon, because of excess demand for our existing Casita. At $50/night, this unit would easily have a 90% occupancy rate from mid-December through early September.

Among the exotic fruit trees on the property are: banana (more than 100 plants), avocado, acerola, starfruit, jackfruit, caimito, cacao (chocolate), canastel, grapefruit, Seville orange, chironja, abeu, jaboticaba, soursop, mango, loquat, pomarosa, rambutan, lychee, and guava. We also have a few enormous Dominican mahogany trees, and some juvenile teak trees.

It has proven to be a very effective marketing tool for us and the other guest houses on this side of the rain forest. It is also worthwhile to note our favorable ratings on TripAdvisor dot com as one of the top B&Bs in all of Puerto Rico. This ranking does not hurt our occupancy rate.

We're leaving primarily because of a lack of educational opportunity for our children. The property could continue as a B&B, as a yoga retreat destination, or as a compound for an extended family.
