Just 60 miles North of Puerto Vallarta, at the end of 12 miles of unbroken white sand beach, and connected to the mainland by a narrow strip of sand lies a 10 acre tropical island called La Isla Bonita. On its Northern end the Custodio tidal estuary flows past and enters an Ecological Preserve of myriad channels and tidal flats giving unequaled protection to this private tropical paradise of swaying palms and ocean breezes. Isla Bonita is calling out for an owner with vision and a sense of place, someone to develop a private estate, or a small ecotourism location. On the following pages are highlighted the on-site attributes and surrounding attractions that make this island truly “a place like no other.”

Location

Separated from the main Puerto Vallarta – San Blas highway by the Estuary Custodio, the property is about 2 hours N of the PV airport. The highway passes through a mixture of small towns, past fields of pineapple, and groves of banana, papaya, and mango, as well as several easy mountain passes through a lush jungle canopy.

Surf's Up

The Platanitos Surf Break is well known as one of the most consistent breaks on the Pacific Coast, attracting surfers of all abilities with its variety. Both professional and beginner can find a wave and Isla Bonita faces the entire series of breaks. With a sandy bottom without rocks, and a gentle slope to the ocean bottom, the surf is perfect for children and beginners.

No board – no problem – the waves are also perfect for boogie boards and body surfing, without the dangerous surf found on beaches in Puerto Vallarta, Bucerias, or San Pancho. The waves are also perfect for sea-kayaks. Just leave your drink on the beach, saddle up, and take a few wild rides as the surf sends you back to your island.

Sea Turtle Protection

A walk down the beach from Isla Bonita on a midsummer’s night can bring about an encounter with one of the “ancients”, one of the species of giant sea turtles that left the land to make its home in the fertile ocean.
Yet the ties to the land remain, and each summer, to the very same beach where they were born, the females of the species must make an incredible journey to start the cycle of life once again.

The Mexican government has undertaken a turtle protection program, and one of the most successful operations is situated directly south of Isla Bonita, where each nesting season volunteers from around the world patrol the beach, gathering and incubating the turtle eggs laid by the returning females.

Once on the verge of extinction in this area, the program continues to build up the population on this beach, as well as to educate the local communities on the need for protecting this marvelous resource.

After 45 days of incubation visitors are invited to the sunset release of the baby hatchlings.

An internal navigation system will now take them on a journey of thousands of miles to far away feeding grounds, and once mature the reproductive urge will them to make the return journey back to this very stretch of beach to begin nature’s cycle once again.

Wild Life

From their feeding grounds in Alaska, each fall Humpback Whales migrate to their winter breeding grounds off Isla Bonita. The shallow waters provide safety for females to birth their young and the whales can be viewed daily from the beach.

The area is also home to several species of dolphin who fish in the shallow waters. Because of the variety of vegetative zones in such a small area, from the mangroves of the estuary to 7000 feet of the Volcano San Juan, just 30 miles away, the area is listed as one of the finest birding locations in North America. Over 300 migratory and resident species are found here.

Birds are everywhere around Isla Bonita, from the flocks of Pelicans diving for fish, to the Magnificent Frigate birds soaring overhead. Within the estuary system, reached by canoe or kayak are thousands of wading birds: egrets, herons, spoonbills, and whistling ducks.

The Pacific Ocean off the shores of Isla Bonita is prime sport fishing waters. Trophy fishermen will take your boat to the deeper waters where Marlin, sailfish, and Dorado lurk. Or just take a small boat or inflatable out to the reef which lies just ½ mile off the beach and bring home Jack Cravelle for sashimi, Sierra Mackarel for the finest of Mexican ceviche, or Red Snapper for your chef’s imagination.

PUNTA EL CUSTODIO

The original development in the area, it has served as a model for low-impact development.
The private compound contains 15 villas.

PLAYA LAS TORTUGAS

Located to the North of Isla Bonita and the Federal Sea Turtle Camp, this in a low impact beach development, just with a lot less seclusion and privacy than that afforded by Isla Bonita

PLATANITOS

The area North of Isla Bonita has been zoned for an intimate version of Sayulita, with strict ecological restrictions in place, and much lower density. The fishing village of Platanitos will remain a “community” beach with the charm of visiting Mexican families and a large number of excellent fishing restaurants, located only .3 miles form Isla Bonita.

PUNTA GORDA RESORT

The property North of Platanitos has been purchased by a group of investors who plan to develop a high-end resort of almost 1000 acres and 4 miles of waterfront, including a marina, golf course

Local Ecology

The development of the Costa Custodio area began in 1996 with the first construction at Punta El Custodio. The highway from Puerto Vallarta to San Blas was still not completed and there were still several rivers that had no bridges.
The first few purchasers of development properties joined forces with the scientific community from the University of Nayarit and the Secretary for the Environment for the state of Nayarit and funded a study of current condition of the local environment, and then proposed a legal basis for zoning restrictions which were enacted into law – the Ordinamiento Ecologico.

The developers also convinced the local community (Ejido el Espino) to request that the State and Federal governments protect the estuary behind La Isla Bonita with the designation of Ecological Preserve, which would limit commercial activities in the area and protect the flora and fauna within.

These actions create a buffer for Isla Bonita that is unmatched in coastal development areas.
