Farm Land and Forest River Valley Near Potrerrios & Boquete

The finca is 8 kilometres from Potrerrios Arriba above the community of Cabecera de Cochea. There are approximately 11 hectares (27 acres) including: pasture (3 hectares); an area for cultivation (4 hectares); an area ready for reforestation for which we already have 1000 native planted (1 hectare); and a forested river valley which we would like to become a protected reserve (3 hectares). We have possession rights on the 3 hectares we have demarcated as the protected reserve and are awaiting a survey by the government organisation PRONAT, before we go on to finish the process of registering full title for this area. We will then be able to create a private reserve. The rest of the finca has full title. The 8 hectares for pasture, cultivation and reforestation have many different possible sites for houses or cabins. We are currently grazing cattle on the farm.

Potrerrios is 30 minutes drive from the city of David on an excellent road. David is rapidly expanding, with a growing airport planning on launching international flights to the USA. The Ruta Sur (the South Road) will connect Boquete with Volcan. The construction of parts of the route is well underway and when the road is complete the drive from Potrerrios to Boquete will take about 20 minutes.

The drive up to the farm from Potrerillos Arriba is on a good dirt road. The last km of road is narrow and steep and from time to time the neighbours get together to keep it repaired. A little investment in this last 1km would improve the access a great deal. The farm opens out from a wide ridge with the national park of Volcan Baru above. It is a hidden world and very beautiful. Most of the farm is very private. The views are of forest, mountains and down the valley to the costal plane. Our neighbours grow tomatoes from December to April, there are coffee farms near by. At 1500m the finca would be perfect for high altitude coffee of the highest quality. The volcanic soil is very fertile. The people of Cabecera de Cochea are kind, welcoming and helpful.

The forested river valley is a haven for ancient tree ferns, orchids and many bird species. We believe this should be a nature reserve. Quetzals visit the farm from time to time. We are supporting a local conservation group. Our plan for the finca is to create a sustainable and organic working and living environment. To this end we have in progress two applications with ANAM (the government department concerned with the environment), one to use two small natural springs for pure drinking water and the second for two larger springs near the river for a micro-hydro scheme. We believe we could generate up to 30 kwh a day from a small water driven generator. Although, we recognise that a new owner might prefer to bring the power supply from the national grid to the farm. This is 3kms away. To take advantage of all the work already underway we would suggest selling to a purchaser the Sociedad Anonima (the company that owns the land) and in doing so all the current applications could be kept in force.

This land is very special and peaceful and appropriate to a sustainable lifestyle in harmony with this extraordinary natural environment. At one of the least explored but most beautiful gateways to the national park there is also the possibility of an eco-tourism development of some kind. But there is another side to the finca. When the road is surfaced from Potrerrios, and the Ruta Sur connects to Boquete, with the existing ease of access from David, this finca could also be a great investment. Why are we selling?
