Beautiful Beachfront Land; Ideal For Hotel/Resort Developmt!

This is an amazing piece of beachfront property on Playa Pie de la Cuesta, Acapulco, Mexico, which was originally purchased in order to build a small, luxury boutique hotel on. However, due to personal circumstances changing, it is no longer possible from a time perspective, which is the reason for the sale of the land. The lot is almost 5,000 square meters (about an acre and a quarter!), is DIRECTLY ON THE BEACH, and has nothing on it but beautiful palm trees, all just waiting to be developed. The value of land in this area in Acapulco is climbing rapidly, as the government is investing heavily in the area right now, and there is a new highway under construction at the moment, which will make it even quicker access to Mexico City (currently, it’s the closest beach resort to Mexico City, so Mexicans are their greatest clientele at present, as well as Europeans, Americans and Canadians). Here is the basic information on the land:

MEASUREMENTS:

Northeast side (street side): 55.50 meters
To the southeast: 82.11 meters
In the southwest (beachfront): 60.70 meters
To the northeast: 87.00 meters

In addition to the land in the sale, you will see on the image below, we also have the area knows as the “terrenos ganado al mar”, which CAN be built upon, with permissions which have already been applied for. This, along with the Zona Federal increases the size of the land substantially(the Zona Federal area can only be used for non-permanent construction, i.e. decking, palapas, etc. - nothing with a concrete foundation can be built on it). Below, you will also see a satellite photo, with the land outlined in red, as well as a document showing the land and it’s measurements – it’s lot number 11 on that document.

This land is PRIME for development now, and if anyone is interested, I would be willing to sell the fully completed architectural plans for a luxurious, modern boutique hotel as well. The plans are for a hotel with only 2 floors, 24 very large rooms, modern in design, with lots of clean lines, lots of glass, etc. All of the rooms have a sea view, and there is a large pool in the centre – it’s a beach club concept. There is one main restaurant with a bar on the beachfront, as well as a smaller restaurant on the second floor, and there is also a swim-up bar at the pool. In addition, there is a smaller pool with glass bottom and glass side, on the roof of the hotel, with two Jacuzzis on the sides, and there is a bar with sun loungers, lots of sofas with big, white cushions, etc. all along the roof deck as well. My idea is to have it as a sort of “chill-out lounge bar”, where the main DAY time life will be downstairs at the pool, and the main NIGHTtime life will be upstairs on the roof-deck. This particular beach is meant to have SOME OF THE BEST SUNSET VIEWS IN ALL OF MEXICO, which is why there is so much emphasis put on the rooftop.

Regardless of whether this land is used to build a hotel or condos or a private home, it is stunningly beautiful, and is the last lot available of this size, on the beachfront, so close to the heart of Acapulco (less than 6 miles away!). You feel like you are hours from anywhere, but in 20 minutes, you can be in some of the best bars and restaurants in all of Mexico. Another plus is that the land is across the street from the Coyuca Lagoon, offering even more to the prospective buyer, in terms of additional options, where you can water-ski, rent boats, kayak, canoe, jet-ski, etc.
