Motivated Seller Needs to Sell New Home

I am selling a fully transferable contract for an 1800sf, 3br, 3ba, house on a 5571sf lot. Construction is set to begin in about 12 months for this home. It is in the second phase of a 282 single family home community. I bought this home 2 years ago for $225,000usd. (With built in private pool included)ey are now selling at $337,000usd with the pool. I have put down a 10% deposit of $22,500 which is transferable to any buyer. The contract has a mortgage contingency in it! Mortgage contingencies are SUPER RARE in Costa Rica. This eliminates your deposit risk. If the buyer doesn't receive at least 70% financing with a local bank, the entire deposit is refunded. I included the developers website here.

I would love to keep this home, but I need to sell it due to unforseen financial obligations in the U.S. The price I am asking is $245,000. This is 90k less than the current developers price. This would require a payment of $42,500usd. That amount includes my deposit of $22,500 + the difference between the 225k contract and my sale price of 245k. The price is slightly negotiable. At that point the contract/deposit would be transferred to your name by my attorney or the attorney of your choice at my expense. A little about the project...

Located in Esterillos on the Central Pacific Coast, the project is just South of the popular beach town of Jaco, and just north of the most visited State Park in Costa Rica, Manuel Antonio. You can own property in Costa Rica! This home will be titled property. Title insurance is available through American title companies such as Stewart title.

There will also be a commercial center with gym, restaurant/bar, grocery store, and doctors office. There is also "American style" financing available to American and Canadian buyers.

Stainless steel appliances, A/C, and home furnishings all the way down to pillows, linens, and silverware cost an additional $15,900. This will guarantee that your home is ready for the rental pool program if you choose to enter it. Your home can be managed by a professional management company, and you will receive 70% of the income, turning your dream home into an income generating investment. Of course, you may "drop out" and re-enter at any time.

Property taxes are about $375 a year. Association fees are $125 a month. Insurance is $250 a year.
