I took the property back to the original walls and rebuilt from there respecting the architectural style of a traditional Andaluz house. The roof, floors and service installations are all new. Internal cavity walls have been added throughout and the house has an off-peak heating system which is perfect for this climate.
There are two log burning stoves, ceiling fans in the bedrooms and public rooms and a phone entry system.
Windows are double glazed with stained iroko frames and fitted with internal shutters in the bedrooms. I have kept the original internal shutters in the lounge and first floor suite.
Medina Sidonia sits at 200/300 metres above sea level and a/c is not necessary.
The floors are laid with top quality ceramic tiles from Italy and the wall tiling in the bedrooms and kitchen is from the same supplier.
The bathrooms have Roca sanitary ware,Grohe taps/shower fittings,chrome hanging pegs,hot towel rails and quality roller window blinds.
Hot water is provided from thermostatically controlled tanks (100 litre) in each of the bedrooms. The kitchen has a separate smaller tank. Cold water is drawn from the town mains supply in the street and the mains pipe is fitted with a pressure gauge.
There are ample power,lighting,TV/Phone points throughout the house. The house has a 25kw supply. This is most rare in an old property. Most houses have 3/8 kw which is totally inadequate.
I have a 3 Megabyte ADSL line from Telefonica.
The kitchen is equiped with modern floor and wall units in cherrywood with "silestone" work surfaces and a stainless steel sink with mixer tap. Medina Sidonia is located in the centre of the province of Cadiz, 20/25 minutes from the gorgeous beaches of the Costa de La Luz and 15 minutes from the natural wonders of the Sierras. The town can trace its roots back some 3000 years. It has a population of just over 11,000 and a full range of services including a small commercial centre with a Mercadona supermarket, banks, insurance agents, medical centre, vet, the best kennel in Andalucia, garden centre, bars, restaurants, local shops, language school and a swimming pool.
Jerez Airport (flights throughout Spain and to other European centres including London) is a 25 minute drive from my house. The airport is being upgraded. Sevilla Airport is 1h 15 minutes away, Gibraltar Airport (also being upgraded) is 45 minutes away and Malaga Airport is 2h 15 minutes away. Ryanair fly to Jerez and Sevilla, and Easyjet fly to Gibraltar.
The AVE fast train service is being extended to Jerez and Cadiz from Sevilla.
IKEA are opening a store in Jerez.
The road network has been improved significantly since 2002: New dual carriageway to Jerez/Los Barrios;the roads to Vejer de La Frontera and Chiclana de la Frontera have been substantially upgraded; two new by-passes have been constructed around the town.
Medina is one of the prettiest Pueblo Blancos in Andalucia and a lovely place to live. I have been operating the house as a bed and breakfast and a purchaser has the option of continuing this activity if they like the idea of a "home and income".
