First, Miraflor: a beautiful biological reserve in the northern mountains of Nicaragua. There are few privately owned properties for sale in this reserve. It is a destination for eco-tourists. Until this year, it has been off-the-grid, but the government has begun to install electricity.
Miraflor has miles of pristine beauty, in the cool mountains for the most part, although some sections are warmer than others. Featured in tour guides, Miraflor hosts a peaceful community of native Nicaraguans practicing sustainable farming, as well as a sprinkling of ex-pats who are enjoying a lifestyle of freedom in natural surroundings.
Cool nights and comfortable days at many of the higher elevations make it the perfect climate for year-round living.
There are several communities sprinkled throughout the reserve, as well as three main climate zones, ranging from humid to dry. Most of the reserve has year-round access, with a local bus providing service to and from the reserve several times daily.
The rich soil in most areas is ripe for permaculture, organic gardening or agroforestry. It is also ideal for small retreats, eco-tourism, and of course farming, with specific areas better for cattle and other areas right for growing crops.
Tobacco farming is done south of the reserve. The Esteli region is famous for its cigars.
Properties with trees are highly valued, and in Miraflor, live trees may not be cut without a permit. In this destination you can hear monkeys in the distance, hike in the woods, and enjoy the butterflies, orchids, bromiliads, begonias, heliaconias,and other exotic flora.
It also has places that are perfect for shade-grown coffee!

Neighbors are using various forms of alternative energy., solar, bicycle pumps, etc. They will share their ideas and help you with local supplier resources, if desired.
