The historical main lodge was built in 1910-1911 by the Canadian National
Railroad. The property became a hunting & fishing outfitter in the late
1950's starting with about 20 acres and 1 lake. Over the years more
Exclusive Rights property was purchased and more cabins were built, until
the Outfitter resembled the modern property it is today with over 30,000
acres and 57 lakes and rivers.

We purchased this property in April 2003, it was our retirement and future.
We knew it was a "fixer upper" when we bought it and have spent the last 5
years repairing and building new cabins on the property, making it ready to
operate at full capacity for the 2008 season. Unfortunately, medical problems
prevent us from living our dream at this point.

Included in the sale, transference of Exclusive Rights (government is giving no
more Exclusive Rights Territories, this is a rare find) 1 4-bedroom/2 story
residence, Lodge that sleeps 12 persons/commercial kitchen/laundry room/cook

regualation gas and fuel tanks (2000 gals.). All trails fully manicured
in 2007 and will be touched up July 2008. New bridges and crossovers
throughout the territory. Property is gated and locked on access road.
Over 30 new hunt stands/observation decks...ong with plenty of self
climber and ladder stands.

This Outfitter is ready to operate at full capacity for hunting (Moose, Black Bear, Wolf, Grouse, Rabbit and other small game), fishing, eco-tourism (kayaking, bird watching, animal observation, hiking), atv riding and
snowmobiling. We just had our first couple of snowmobile rides this year
but there's now potential to book $250,000 a year in snowmobiling by allowing
the Provincial Snowmobile Trail to come through the Outfitter. We have
not done this before but can guide you in the process of allowing the trail
in. Also we just finished insulating 2 cabins to handle winter clients,
ice fishermen, etc.
