<The Sun Penthouses (Sol)> These spacious penthouses have 2900 square feet and are made up of six different levels and half levels. They include covered garage parking for one car. Each unit contains two spacious bedrooms with sitting areas, mezzanine office with ocean view, and an additional bedroom with a separate entrance. The living area has two story ceilings. The central stairwell is open and spans four levels with ceiling sky lights. There are four full bathrooms, a full kitchen, and washer & dryer. A 52” flat screen HD television is in the living area. Floor is European porcelanite custom tiles; custom curved stairway and suspended stairways connecting the half levels are in almond wood. The unit has four levels of unencumbered ocean views and long range views of famous Flamingo Beach; there is a balcony off the lower poolside bedroom, a balcony off the living area, one off the master bedroom, and a private covered balcony off the upper bedroom. The three upper balconies span the entire width of the unit. Entrance to the unit is gated and off the lagoon pool. Energy efficient air conditioning system, stainless steel appliances. An interior designer is available to assist you in completing the furnishings in your own personally preferred style. A 100 foot span waterfall is located directly behind the building which lowers the temperature of these units. Offered at $1,500,000 each. There are only four of them now available.
Construction is already 70% complete on one building and 50% complete on the second building.


<ABOUT THE MARKET AREA:>

The general market condition of Flamingo, Costa Rica has been good, and we are expecting things to get even better with the coming of a new state-of-the-art marina. The market here will only continue to rise. It has shown a steady increase over the last three years in the Flamingo area even without the marina in place. This now will be the stimulus to take the area to yet another height in exclusivity in the international real estate marketplace. Within the last 30 days two homes located in Flamingo have both sold with sales prices over $4 million for each home.

It has recently been announced that the Flamingo area will be re-created as a “lifestyle centre” such as Portofino, Italy. Lifestyle centres afford the resident or visitor a completely self-contained town, free of traffic, and comfortably designed for walking, hiking, biking and with many upscale opportunities for all the amenities of life. Built as an ecologically guarded and sustainable development, this will be the first of its kind in Costa Rica. The design firm chosen for the job was one of the creators of The World in Dubai, and the project is expected to exceed a cost of $250 million when complete. There will be 420 slips with dry docks and racks, loading docks for exclusive cruise vessels such as Windjammer Cruises and The SeaDream, plus a six-star hotel, shops, and restaurants, tour and fishing charters, supply stores and a grocery. Construction is being planned immediately, and should be completed within three years of the date of permitting. The Flamingo area is known for its diverse beaches. Playa Flamingo (originally called Playa Blanca) is a beautiful white sand beach with rocky points on a small peninsula. On the other side of the peninsula is Potrero Bay, encompassed by a large grey sand beach, and the site of the new marina which will replace the old marina (closed for the last 3 years). The distance from one side of the peninsula to the other is no more that a kilometer.

<Current Residences> There is a mixture of detached single family homes that are well over twenty-five years to brand new construction. Values for these homes start at over $1M, with a high of $7M. Currently there are only five available. The condominium market is a mix of small projects from those with five units to the newest project with three towers of condos.

The market area has a large number of vacation rental units. The rentals in the area for the most part are on a per week basis. There are two weeks out of each year that the rent is doubled - Christmas and Easter weeks. These weeks are characteristically reserved by the Costa Rican people from San Jose who have for years come to the beach with their families for these two very special holidays.
