The lot itself is 18,065 sqm. or 4.46 acres, so is good sized with lots of guilding room and landscaping possibilities, big enough for a few horses or cows and lots of pets, but not so big as to be too much to keep up. Plenty big for a hobby ranch.
New survey when purchased and the Catastro number (registration survey) is A-1021340-2005. The property is 25 minutes from the international airport, but up in the mountains so it is cool and quiet. It is in Barrio Mercedes area, rural part of Atenas. It is about 10 minutes out of Atenas Proper. Public water and electric are at the property line, and two possible water well locations posted on proprty. Excellent year round road access but fairly secluded, no through traffic, great views etc.. A few monkeys around and lots of birds. Also about 150 producing Orange trees planted in rows with lots of grass hay in between. All kept trimmed and clean. On a hill top, with about 80% flat the rest sloping down towards the river.
Atenas has good private bi-lingual schools, modern stores and services and most conveniences. The property is about 45 minutes from San Jose, center. The other direction is 1 hour to the Los Suenos golf course and Marina, Jaco and the beach.
The site is a hilltop (so no storm, floods or tsunami worries) 80% of it is flat with the remainder sloping down towards Rio Cacao, Good views are over the river canyon and mountains. The couple other house you can see in the far distance are the same idea, large lots and very nice houses. On the property there is over 120 mature orange tress, all in rows with grass hay below. We have also planted Mango, Lemon, Guacamole, Star Fruit, 400 Fichus for a hedge at the road front, and 40 Bougainvillea on the border. The whole place is fenced, and looks really great.
It is set up to build on long term. We lived in Costa Rica on one of the beaches for about 5 years and spent a lot of time traveling CR to find this place, because we wanted something as close to perfect as we could get. We wanted to build a very nice country house for permanently retirement. I was looking for someplace not too hot/cold or wet or dry, little or no crime, access to conviences and the airport but still secluded. Atenas fit. A home in this area, when finished, will be the perpect place to settle. Long time residents are moving away from the tourist beaches in this direction. They are looking for the climate, security, quality of life, land and view that Atenas offers.
It could be broken into 3-4 good smaller lots fairly easily later; but the trend here is to have bigger properties on hilltops with views with quality houses. I have contact with a very good contractor in the area who builds a lot of expatriate houses, taking the hassle out, and builds a very nice house at a good price.
As for the asking price, I want to start at $16.00 sqm. We purchased it from the Alcalde (Mayor) of Atenas, in 2005, it was part of an old family farm at one time. He still owns the adjacent property and plans to build his personal home there someday. If you are seriously interested in changing your life, or retirement in the perfect place, this is an excellent place to build and live.
