Current development plan: The lot lies in two different municipalities. One of the municipalities has a current development plan the other has not. Possibilities in the development plan for this lot: service such as hotels, sport/recreation, residence, tourism, heath and fitness centers, spa and residential community, agriculture, forest. Services: electricity, water, gas, sewer, telephone line.

Except the lot there is a farmer’s stronghold included in the price. This stronghold has a surface area of 1.5 hectare. The technical state of the buildings are very good. In its center there is a big courtyard (more than 1ha) witch might be used as an inside garden.
The lot lies in a territory with many cure places with thousands of tourists every year.
At the moment +/- 120 hectare is building ground with a current development plan. The rest of the ground is described as : recreation (skiing, tourist activities), agriculture or forest. It might be possible to change the status of these parts of the lot at a later stage or it might be used for recreational goals.
This lot has its own mineral water source and a thermal water source. The thermal water source was found at a depth of 42m -112m. This source is large enough for industrial use (an investigation report is available)!! This is examined by a geologist and is unique to this area of Europe. Because of these wells it’s possible to develop a cure place or mineral water-center here. A normal depth for a thermal water source in this area is 600 meters.

A part of the lot was at one time a lake, it is now dried up. Round this part of the lot is a natural source and drainage and containment bank leaving it easy to return this area to a lake. Alternatively this area has also got a development plan for building.
Underneath a separate part of the lot was found an underground lake. On many places the lot is crossed through by small water streams. This area was said to be a strategic location in times past i.e. WW II and Cold war as it has enough water underground to supply a large percentage of the population.
The lot is crossed through by various hard and not hard roads. At this moment the lot is used for the cultivation of various plants and kinds of grain, vegetables and water melons. The lot is sloping on many places witch could possibly be used for skiing.
The local government are happy to welcome new developments and investors to the area. They will agree to help the developer in every way they can, as long as it’s not too much against their own plans for the area. We know the development plan of the two municipalities and there are many possibilities for developing tourist industries and accommodation.
The property also has a gravel quarry on a separate piece of land, the quarry has a ten year license which has not yet started. The license allows for the extraction of 20,000 cubic meters of material per year.
It has also been established that a new stretch of motorway connecting the two major cities in the area (Wroclaw and Prague) will most likely pass trough one section of the property. This has two advantages. (i) The remaining land between the motorway and the local town will be left very valuable as potential development property for industrial and service industries. (ii) Local materials will be sourced for the construction of the motorway this would create a huge target market for the quarry.
The quality of the cure places is of a high standard. There is a lot invested in these places already and more is to come for sure. What is lacking in the area is water to swim in, ski possibilities and possibilities for other amusement like leisure parks, sport parks and good restaurants and hotels. The area is going to benefit greatly from the present economic situation in Poland.
