Here is a chance to get land at a fraction of the price one would pay in South Africa.

Unlike most southern African countries there is no land reform policy in Swaziland as it has less than one million people and land shortage is not a problem. The new Swaziland Constitution (Chapter 12 Section 210) provides that property held by a non Swazi for private as opposed to business use needs to be co-owned by a Swazi with no less that 50% ownership. A Swazi can buy as he wants but a foreign national will need to use it for business of which the land forms the basis.

Right now, about 4440 ha of land is available from a deceased estate. A famous gorge forms part of about 1440 ha of freehold title land and then there is another 3000 ha of grazing concessions available as well. As much again is on offer from a related family member.

The famous MAHAMBA GORGE

Property prices in South Africa for similar land amounts to some R 2,000.00 per ha. and much higher if the farm is fenced and vested with infrastructure. The Mahamba Gorge is unfenced and the only infrastructure is that of squatters or farm dwellers who have signed Farm Dwellers Lease agreements. Taking the Swaziland value At R 1,000.00 per ha (half the RSA value) would have the price at R 1,4 mil. Bear in mind that this is absolutely prime eco tourism property. To place the property on auction with a reserve of R 840,000.00 would attract the likes of the King’s business offices Tibiya and others to an auction, no doubt with astounding results. This farm is however urgently for sale and someone making a reasonable and quick offer would almost certainly succeed to get it at an exceptionally good price.

The mountain has an endless water supply and in fact, some of the purest spring water in Southern Africa (SABS TESTS available on request). There are several indigenous forests and 9 exquisite waterfalls.

The property described as “Remaining Portion of Portion A of the farm Johannesloop No 19, district Mankaiana, Swaziland measuring 1,600 morgen”. (That is about 1,400 hectares). On freehold title deed it can be transferred directly from the deceased estate it ius held in at the moment. The estate is handled by one of the most prominent legal firms in Swaziland.

The Mahamba Mountains have a maximum elevation of some 1,277 m above sea level. The mountain has sweet and red grass grazing on its table area. The table area contains a gentle valley containing a river that runs year round. On its southern the elevation it drops to 970 m. There are several other rivers running to a fertile area containing excellent grazing. This area is also dissected by a public road which is due to be tarred in the near future so as to serve as the new tourism route of Swaziland.

The farm is situated 7 km from the Gege border post, which in turn is some 30 km from the town of Piet-Retief in South Africa. Its southern border is situated 12 Km from the town of Nhlangano in Swaziland. It is 152 km from the Capital, Mbabane. The farm borders on the Assegaai River that dissects it in a spectacular gorge of some 1,200 feet in height. There are a few families of farm dwellers and squatters on the property but not even one residing on the ecologically sensitive areas. These areas are as they were 300 years ago. The farm dwellers and squatters can simply be fenced out, offered land across the road as freehold title in exchange for relocating or one can even use a formidable collection of existing High Court orders to evict them.

Under the open freehold title that the property is registered under the property can be converted to a nature reserve, used for eco tourism, developed as a tourism resort, turned into a game farm, used for ordinary agriculture or the resources on it such as the exceptionally pure spring water on the northern side can be used in an industrial processing and packaging plant. One can even build a private school or university on the property. Whilst the title is freehold, any development would of course need to comply with the country's volume of law. Property Descriptions

The southernmost property known as the Mahamba Gorge (described above), is held under freehold title.

The property on the Mahlangatsha Mts.(Middle of map supplied below) is farm 1152 and ranges in elevation from 1,300 to 600 m above sea level. It is approx. 4,700 ha in extent. The owners have a perpetual grazing concession on the land. The grazing is sweet veld. The farm is about 50 km from the town of Mankhayana.

The property indicated above that is Dubec and is made up of farms 138, R1152 and R/CL/196. It comprises of the same concession and is between 1307 and 900 a above sea level. The grazing is sweet veld. The farm is about 40 km from the town of Mankhayana.

The property to the left of Dubec is Donkerhoek (farm no 477) and is held as freehold titled by Mrs. M Joubert, Dr. Labuschagne’s Aunt. She has given his cousin, Phil Joubert a Powe of Attorney in respect of the property. The extent is approx. 1,400 ha. The farm is about 35 km from the town of Mankhayana.

To the left of Donkerhoek is Ngwempisi consisting of farms no R/1152 and C/CL/196. It comprises of the same concession and is between 880 and 940 in elevation. The grazing is sweet veld. The extent is approx 2,000 ha. This property borders on the Ngwempisi River. The farm is about 25 km from the town of Mankhayana.

There are persons residing on the abovementioned farms. The owners were approached by them and were asked to please recommence farming operations in the area. There is a willingness to consolidate into a given area and a keen readiness to get involved in any community development projects at the instance of the owners.
