LOCATION: In the Hermitage watershed, on the edge of the Blue & John Crow Mountain National Park, five miles from Golden Spring, between the villages of Mt James and Mount Airy and 25 minutes from Manor Park/Constant Spring in the capital city of Kingston. This is a prime Blue Mountain coffee growing area, about 2,200 feet above sea level. A nearby stream can be heard from the house and waterfalls can be seen on the facing mountainside after heavy rain.

The house and adjoining cottage are at the top of a hill, above two other homes. The driveway has a solid cut-stone retaining wall, and is bordered by palms and azaleas. The land surrounding the house is sloping, with some flatter areas. High altitude tree ferns dot the three acre property, which is well fruited with mango, avocado, lychee, coffee, banana, Seville orange, grapefruit and other trees as well as pineapple and other plants

MAIN HOUSE: The approx. 3,700 square-foot, open-plan main house has ivy-covered concrete foundations and wood and/or concrete walls, with many plate glass windows to take advantage of the mountain views. Other windows are mainly wooden louvers.
There is a dual entry from the front, to the family room and lobby; and to the kitchen. A third external side door also leads into the master suite, which features an internal courtyard, high level external balcony, and fireplace. UTILITIES: The property has its own water system and access, via way leave, to water from a spring on the adjacent National Water Commission (NWC) property; a system upgraded in 2003. There is a 600 gallon reserve water tank for contingencies. NWC mains connections are also available.
