Furnished Luxury Villa With Magnificent Views Ancient Lycia

CAPTIVATING HISTORICAL VACATION SETTING
Villa Xanthos is uniquely situated on a sloping terraced hill with dramatic sea views and a commanding panorama of what was ancient Mediterranean Lycia. A private entrance meanders through olive groves and ploughed fields upward to a massive rock wall that predominates and defines the rear portion of the property.
Situated on 1650m2 of sloping terraced gardens, imported Egyptian date palms, olive, grape, and citrus trees comprise the landscape. The rear area is highlighted by multilevel stone lounging and shaded areas canopied by grapevine pergolas.

INSIDE
Spacious interiors, vaulted ceilings, Italian designer kitchen, and Italian designed furniture compliment the Mediterranean inspired architecture. Floors and pool deck are from locally quarried ivory limestone. An antique stone fireplace and antique ceiling panels provide an additional artistic touch. The villa comprises three floors of living spaces and a exotic shaded wooden terrace deck that extends from the first floor. This deck offers a engaging cooler alternative to the sunny summer poolside activities. An arched porch extends from the main living room and opens to the pool area and the spectacular views of the Mediterranean coast from ancient Xanthos to Patara beach and Kalkan bay. An overhead sunning and lounging terrace overlooks the pool area and offers a further birds-eye view of the surrounding coastal and historical area. Two "guest" size bedrooms with integrated bathrooms comprise the first floor which are separated by a sitting room with fireplace and TV/entertainment connections. A stairwell leads up to the main living area with integrated kitchen and dining room. All kitchen appliances are new top of the line Siemens and the counter-top and sinks are one all encompassing piece of custom designed Corian.
With ocean and mountain views and a bay window styled integrated divan, the master bedroom occupies the entire third floor. A "California" king sized bed predominates with complimentary furniture. A discreet wardrobe area opens to a marble lined bathroom with an alluring jacuzzi tub. As the villa is truly "hand made", there are many custom details that have been meticulously selected and integrated by the owner. There are still ongoing projects and creative ideas to further enhance the property in maintaining its unique exclusivity.

LOCAL LAY OF THE LAND
Lycia region and Mediterranean coast:

Known in ancient times as Lycia, this region is home to many well known and documented ancient cosmopolitan centers that continue to captivate and entice the imagination. With high powered lenses actual Xanthos ruins can be viewed from the pool deck of villa Xanthos.

Further to the southern view the area of Patara and Patara beach can be seen. Within the same direction the distant island of Rhodes can be discerned on a clear afternoon sunset. Extensive ruins and archaeological sites can be explored within a short driving distance or walking route.

Some interesting pastimes for exploring or swimming activities nearby include: Saklikent gorge for a short day trip to a water filled rock canyon; Kaputas beach for spectacular beach and swimming; magnificent 18 kilometer long Patara beach; Kas, for a quaint and intimate evening dining experience or a day boat trip to the close by duty-free Greek island of Maise; Oludeniz for its world famous beach and tandem paragliding, windsurfing and sailing; Kekova with the sunken city and the nearby ancient ruins of Myra.

NEARBY ISLAMLAR VILLAGE AND THE KALKAN/KAS AREA:

Islamlar village is a typical Anatolian hillside village at the foot of the coastal mountain range. Famous for its abundant grape and olive production, large lorries can be seen in late summer trucking out red and white table grapes to distant consumer markets. Tantalizing river trout restaurants are a short 5 minutes away for enjoying a diversified evening dining experience or afternoon lunch.

Nearby Kalkan provides a quick stop for any shopping and market necessities. Boutiques, curiosity shops and restaurants are abundant. There is also a local beach for swimming or sunbathing and a harbor for boat trips.
At a 30k distance by way of a spectacular coastal road one finds charming Kas. The cosy atmosphere and relaxed sophistication imparts the special feeling of the Mediterranean lifestyle.

Delightful shops and delectable restaurants abound. Ample harbor facilities offer the usual boating trips and a special day trip to the Greek Island of Kastellorizo. There an international sailing harbor is usually well reserved with open sea sailing boats from exotic destinations.

Adventurous world travelers can exit Turkish immigration and customs in Kas and continue from Kastellorizo to Rhodes by ferry boat and on Athens and further international destinations if desired.
Kalkan (10 minutes), and Kas (30 minutes),are the most well know scuba diving areas in the Turkish Mediterranean.

Antalya and Fethiye are the nearest cities.

The villas local surrounding area is sparsely populated with mostly UK based or local village neighbors. The environment could accurately be described as nature intensive, inspirationally tranquil, and breathtakingly beautiful. Anyone with interest in Greek, Roman, Byzantine, or Lycian history will be enthralled with the incredible amount of historical activity and associated architectural remnants that are visible within short distances. Just as an example; current scholarship indicates that after a three month sojourn in nearby Xanthos, in 332 B.C. Alexander the Great marched his army within 600 meters of Villa Xanthos on his route of conquest to Asia! Passing through nearby Islamlar (Greek "Bodamya") village because of the geographically important pass crossing the mountains here.
Also, three of the Seven Wonders of the Ancient World are within a half a days drive from Villa Xanthos!. forth being The Lighthouse of Alexandria just across the Mediterranean in Egypt.)

INCOME PRODUCING
Substantial seasonal rental income is an attractive additional incentive to any potential buyer/investor. The property and house are unique and exceptional. An adjacent 3000 m2 parcel is currently available and would be ideal for tennis courts, horse stables, or an additional exclusive building site.
