There are no vacant / empty villas in the complex. Each villa is used by the respective owners as their (semi)-permanent residency, as a rental object or a combination of the both.
Cars and motorbikes are not allowed within the complex and need to be parked at the front parking-area, making the complex a very quiet and safe (for playing children) area.
This villa is daily serviced by housekeeping staff. The complex also has 24/7 security present and access is limited to resident guests and visitors with appointments. Owners pay an average maintenance and service fee of US$ 400,- per month that covers: Staff wages, 24/7 security present at the complex, social security / benefits for the staff, electricity for the common grounds, cable TV incl. movie channels, unlimited broadband Internet access, garden and pool maintenance, basic up keeping of the premises as well as for non-structural maintenance of the property. This means that roughly 4 nights renting out of the villa already covers the monthly costs. During high-season periods the villa occupancy has been in the region of 60%.
This villa can be used both as a permanent place to live for the owner, or to be rented out (licensed for rental is issued) whenever possible / required or any combination of the both.
The seaside village of Sanur is located just 20 minutes from the airport, 20 minutes from “down-town” Denpasar / the islands capital, and 50 minutes from Ubud. There is an active expat community in the Sanur area, which makes it possible to attend / join / participate in various activities, clubs, sports, recreational games, etc., etc. In Sanur one can book all kinds of day-trips and excursions, such as white water rafting, dive trips, visits to museums, visits to temples and sawah areas.
