All lots are large enough to build a beautiful jungle getaway with plenty of room for gardens and a yard. The village of Sabalo is only two miles from the property and the closest neighbors are the friendly folks at the beautiful Monte Cristo Resort, a full service jungle getaway with cabins for rent, a great restaurant, boat dock, patios and sitting areas, and other attractions that make this quaint and authentic lodge one of the most beautiful places to stay on the Rio San Juan. Room and board in your own private cabin is only $50.00 ppd. The weather is always warm, the rainy season lasts from April to September the dry season from October thru March. These are some of the most beautiful properties available on the Rio San Juan and will sell only to a few lucky people. All properties have free and clear titles that can be switched into your name or a company name hassle free. Size: Lots are each 82 feet (25m) wide by 158 feet (48m) deep. There is a 13 ft (4m) green zone for privacy and shrubbery planting on either side of each lot. Price: Riverfront lots are available for $20,000 per lot and river access lots are available for $10,000 per lot. Lots come with clear title and official survey map. Closing costs are approximately $500 for one lot or $750 if you buy two or more lots. Money can be transferred within the United States and all necessary paperwork can be filed from the US with a lawyer in Nicaragua. Financing: In house financing is available on the properties making this purchase that much easier to justify. A down payment of $5000 is required on all lots. There are very few building codes to worry about in Nicaragua so constructing your dream home is as easy as your imagination allows it to be. Transportation: We will pick you up at the Managua, Nicarague Airport, transfer you to a top quality hotel, arrange and accompany you to San Carlos via air, and down Rio San Juan River via boat, all for a reasonable fee. The same trip can be done yourself, but it's much easier to have them handle everything for you the first time. The folks at Munditurs speak fluent English and Spanish and are very knowledgeable about local history and scenic landmarks. Boat Docks: The owner of each river front lot can build their own dock to park their boat if they so desire. There are 2 boat docks at The Monte Cristo Resort. The first dock is the main dock for the Monte Cristo lodge; it is a recognized stop on the river taxi line and allows safe and easy access to Monte Cristo. The second dock is built specifically for access to the properties and is only a few steps from your property. You will have access to either but the second dock is closer to the properties and may prove to be more convenient. Boating: If you would like to own your own boat for fishing and exploring you can use the dock area. The boat can be stored at Monte Cristo for a small fee while it is not in use. Monte Cristo will also rent you a boat and captain at a reasonable rate.
