If you’ve always thought about doing something like this think no more, we did it and so can you. The best part is that we have set up a successful guest house and vacation rental business so that you can enjoy your new lifestyle and still receive income.

Puerto Rico is a US territory so you can easily enjoy an island lifestyle while maintaining all the comforts and conveniences of a US state and benefits of US citizenship. PR also remains one of the most affordable Caribbean islands for relocation and a main hub to the US mainland and all other Caribbean islands. There is good infrastructure with many roadways, and highways, safe drinking water (FDA and EPA standards are followed), and reliable phone and electric service. Income earned in Puerto Rico is not subject to Federal Income tax so this is another bonus of moving to PR. We looked at many different options but ultimately chose Puerto Rico because of these benefits and the ease of transition.

Our Town: Rio Grande is home to El Yunque the only US rainforest and is conveniently located midway between the metropolitan area of San Juan to the west and Fajardo to the east. The convenient location is a great base camp for tourists to experience everything from nightlife, dining, shopping, snorkeling, beaches, sailing, history, museums, hiking, and daytrips to the sister islands and other small island cays.
There is easy toll road access allowing for a quick commute to San Juan and adjoining roadways and interstates which can take you throughout the island. There is convenient outlet shopping at the BELZ plaza along with the recent opening of a Super Wal-mart. Also within a few more miles you'll find stores such as Home Depot, Sams Club and K-Mart.
Towards San Juan (35-45 min drive time) you will also find Costco, Plaza Las America Mall which is the largest mall in the Caribbean and includes stores like JCP, Macys, Pier 1, Sears, and many others. In San Juan you have the main airport (SJU), a large metropolitan area with hundreds of dining and entertainment options, and also the historic center of Old San Juan filled with history and charming old world architecture. To the east of Rio Grande is the famous Luquillo beach with its mile long crescent beach lined with palms and offering a magnificent backdrop of El Yunque's mountain peaks. Further east the town of Fajardo is a jump off point for all the snorkeling and sailing excursions which head out to the small island cays off the coast. You will also find the magic of one of the three biobays in PR and the largest marina in the Caribbean along with a small regional airport and ferry service.

Our neighborhood: Barrio Guzman Abajo is located five miles up from the main town of Rio Grande and borders El Yunque the Caribbean National Forest. The five mile road is a mountain road and is paved. Our neighborhood is located down a small one lane paved road about a mile long which dead ends at the Rio Grande River. Villa Sevilla is located just three properties from the end point of this road so it is very peaceful with little traffic other then the two families who live fulltime on the adjacent properties. The neighbors are some of the kindest most helpful people we have met and adopted us in with open arms (and we're sure they will do the same for you). From a fun Oktoberfest party... to savoring a true Puerto Rican feast of roasted pig on the spit... to a community potluck, living here will give you a real sense of the true Puerto Rican countryside hospitality.

The property: The sale property compromises over 2 acres in the foothills bordering El Yunque's rainforest(our property sits within the National Forest boundary but is not within the actual National Park). With an elevation of about 600 feet you will enjoy breathtaking ocean and mountain views while comforted by the constant trade winds which keep the temperature 5-10 degrees cooler then in the city. You will find fruits such as lemon, passion fruit, grapefruit, arceola (Caribbean Cherry), many varieties of bananas and plantains, star fruit, avocado, sour sop, cashew, mango, caimito, and mamey along with many varieties of palms, heliconias and gingers. There is also a seasonal creek bordering the west and southeast corner of the property and the property is a short walk to a very secluded river with swimming pools and waterfalls.
There are two homes located on this property. The first is a 1600 square foot chalet style home (wooden craftsman home built in 1978) with three bedrooms and two baths, while the second is a 600 sq foot casita (wooden) with two bedrooms and one bath.
Since acquiring the property in the fall of 2004, we have completely rebuilt the casita from slab and studs so everything including furnishings and appliances are new and constantly updated and well maintained. We also remodeled the chalet although not as extensively as this home was in fairly good condition to start. We added satellite TV, solar water heaters, water storage tanks, wireless T1 internet, and all new appliances and furnishings. There was an existing pool on the property which was completely remodeled in the fall of 2006 adding in a salt sanitation system, new pump new lighting, and safety features along with adding stamped concrete decking and walkway. We have done extensive landscaping and planting on the property working with the existing flora while adding much more including a large gravel parking area, walking paths and many plants. Also on the property is a cement structure (approx 22x30 roof top area) whose roof compromises the large sun deck adjacent to the pool. At some point during this properties history the lower level was used as a pool house with storage and bathroom. With some work this can again be restored to use in the same manner or can be worked as a hospitality room for guests (there is plumbing electric and water lines to this structure). On the backside of the property is a large cement storage shed (15x35) where we currently store supplies and equipment. There is electrical to this building and water and septic are nearby so this can also be converted to a studio or more extensive workshop.

The Business: This is a successful incorporated guest house and vacation rental business which we started in 2004 and incorporated in 2006. All licenses are in place and will be a turn key business opportunity. We have since contracted with our neighbor to add an additional two bedroom apartment located on the property across the street. This provides for additional income on a percentage based contract as a vacation rental. Our occupancy averages 80% year round with high season for us starting mid November and extending to mid August. We are also currently listed in the #1 position for Puerto Rico and the Caribbean on Trip Advisor which is one of the leading travel forums.

Our Guests: Most of our guests are independent travelers seeking Caribbean-style adventures along with some down time for rest and relaxation. They prefer the intimacy and charm of a peaceful rural setting where they can experience the “true” Puerto Rican countryside hospitality as opposed to staying within the walls of an overpriced and crowded resort. Our type of accommodation also appeals to families who enjoy the extra room to spread out and stay together and the option to cook meals and prepare snacks. With today’s economy our type of accommodations are becoming more appealing to a broader base of travelers.

The majority of our guests are families, followed by couples and honeymooners, with groups of friends or several families traveling together making up a smaller percentage.
The tourism department in Puerto Rico has greatly expanded their marketing in the past few years and while the majority of our guests are from the US mainland, each year we have seen an increase in our guests from neighboring islands, Europe and Canada. We have immensely enjoyed meeting and spending time with all of our guests while they share a small part of their lives with us.

The Sale: The sale price is $385K and includes the two homes, property, contract to continue renting our neighbors apartment located across the street, all furnishings, equipment and business supplies along with everything needed to continue with the business as is. All accounts receivable from purchase date will also be transferred. (We currently have reservations well into spring of 2010). Everything will be sold in "as is condition"
We will also offer one month of our time to the new owners to assist with the transition and instruction of running and maintaining the business. We will also share our knowledge and advice on the things we have learned while living on the island in order to help make the transition as smooth as possible.
