Villa For Sale or For Rent in La Liberdad El Salvador Beautiful Villa & Guest House On Private Surfing Beach Asking Price: $365,000 USD (Negotiable)
Rent It For: $275 USD per night The spectacular coast west of La Libertad in El Salvador has consistent swell, warm water and world class surf waves including Punta Roca and Sunzal Only 45 minutes on a good road from the international airport is a private gated community. You enter past a 24 hour security gate and make your way to the private beach front road. I am the owner / architect of a spectacular ocean front site with its own access to the private beach, on which for the last 4 years I have been designing and building a Villa and Guesthouse which is now complete and available as an exclusive rental for retreat or surfing guests.
The site goes down in 5 large steps or levels from the street to the beach cliff with its private stairs access to the sandy beach below. On the first 3 levels is the 3000 square foot villa. At the entrance level is a garage with a large water cistern below. The beautiful entrance foyer and the studio chapel room have utility rooms to the side. There is also a 1000 square ft roof garden, with a palm roof which makes an excellent group room for yoga,meditation or simply entertaining . You go down to the main floor on the next level and here is the kitchen and dining and living room and a media lockup room. There is a 400 sq ft master suite with a private bathroom and study. The bottom level has two en suite bedrooms with a sitting room and patio between. The fourth level has gardens, the swimming pool and hot tub. The guest house on the level closest to the beach was finished first, it consists of a 600 square foot bedroom, bathroom and kitchen with very high ceilings and a palm roof. The whole complex can accommodate 12 people comfortably.
The house has 110v and 220v electricity but is also is easily set up for solar hot water and solar electricity. It has two separate septic systems and the landscaping, stonework and drainage channels make sure that groundwater moves well around the site. The house is designed as a "windcatcher" and naturally breathes and the interior feels like a 'tropical Moroccan' house with its high ceilings, fans and arches which makes for a more Eco and healthy alternative to air conditioning. For the media lockup room we have a good evaporator cooler as an alternative to a/c.
This is architect designed ocean front property at a $100 per sq. ft. I have worked and designed in central america for several years. This hands on experience has lead to very good quality control of the building and also has allowed the design to evolve in an organic way taking into account the specific characteristics of the site.
The villa is decorated and fully furnished and the development of a business plan and publicity tools for the vacation rental and retreat market is advancing well. We have already test marketed and rented on a weekly basis and also as a B&B. Plans are advanced to host retreats with a combination of surfing, yoga, health and meditation. The business income potential is looking very promising.
The furnished house is for sale outright but I would also consider partners with quarters or a half share or a long term lease. Given the tremendous rental potential as an exclusive surf and yoga retreat or vacation house for up to 12 guests this would also be an interesting and profitable investment.
Over the last few years the surf coast has developed fast with new hotels and good quality restaurants now being a feature of the 12 km drive to La Libertad which also has had a very substantial beach front upgrade.
Rental Information.
All rentals include a daily pool and house cleaning in the morning. Fully equipped kitchen, towels and bed linens, a TV and DVD, access to the internet, filtered water.
The Villa.
There is master suite with a master bedroom, bathroom and sitting room which can accommodate upto 4 persons using the sofa bed in the sitting room.
There are 2 ensuite bedrooms rooms have a double bed and a daybed can be added.
In addition there are two other rooms that have sofa beds, the small “chapel” room and the media room.
The Villa is $275 per night with a 3 night minimum
for 6 people with an additional $25 per person
upto a maximum of 8 for vacation use.
The weekly rate is $1500 with an additional $500 for Xmas, Easter and the August holiday weeks.
For May, June, Sept, Oct the rate is $1200
The monthly rate is $4500 with the additional $500 for Xmas, Easter and the August holiday weeks.
For May, June, Sept, Oct the rate is $3800
The Casita
The guest house with a separate kitchen and bathroom can accommodate 2 persons with a daily rate of $100 for a 3 night minimum.
The weekly rate is $550 with an additional $175 for Xmas, Easter and the August holiday weeks.
For May, June, Sept, Oct the rate is $450
The monthly rate is $1700 with the additional $175
for Xmas, Easter and the August holiday weeks.
For May, June, Sept, Oct the rate is $1350
It is possible to arrange for cooking, private instruction for surfing , art classes, yoga and meditation sessions at additional cost.
Internet is available via a pay as you go wireless modem card. There is a good supermarket and fresh fish in La Liberdad 12 kms away . The capitol San Salvador is 45 minutes away with first class shopping.
Retreat Use
The palm covered roof terrace is large enough to have a yoga or meditation class of upto 20 people. The villa and casita could accommodate 14 people for a retreat by using the sofabeds and daybeds in the media , chapel and bedrooms . Depending on availability extra people could be accommodated close by.
Meditation B&B
From November to April we are often reside at the villa at which time we run a meditation B & B. With years of experience in meditation and creativity we enjoy sharing our knowledge and open our home to others. Perfect for those already in country who want a taste of something different. The relaxing atmosphere gives you the time and space to go explore your creativity or go deeper with your meditation/yoga practice.
What you get: A gorgeous room with private bath. In the afternoon you may participate in a kundalini meditation, the next morning before breakfast we offer another type of dynamic meditation. A delicious breakfast is included in the package and gourmet dinners are offered for an additional $15 per person (includes beverages and dessert). Shared facilities include a roof top terrace perfect for yoga, meditation, writing, painting or just hanging out in the hammocks, pool, TV, dvd player, access to the private beach, use of the sea pools and the experience of a luxurious ocean front villa with amazing sunsets.
Price: $150 for a double room (2 people sharing one room) and $90 for a single room (1 person in 1 room)
