The house is situated in a small town called Neusiedl/See (9.000 inhabitants) 40 km east of Vienna. Neusiedl is located in a famous Austrian tourist and recreation area directly at the Neusiedler lake, the second largest lake in Austria. The area is well known for its mild mediteranian type climate. The area is world famous for its excellent red and sweet wines. Everywhere you can find wineries and restaurants serving local and international specialities. The lake is considered to be a paradies for sailing and surfing due to its pleasant winds. Every year multiple international competitions for sailing and surfing are taking place.

Directly at the A4 freeway you can be in Vienna center in 30 minutes and in Budapest in 90 minutes. The Vienna international airport is 30 km away.

The house is situated in a very quiet upper class residential area with direct view on the Neusiedler lake (2 km distance). There is no other traffic in the area except for residents. The area is fully save.

The size of the property area is 700qm, the living space of the house 240qm on 3 levels. The house was build in 2003 by an Austrian specialist company for high energy eficient construction. It was planned by a German architect bureau. All works, handcrafts and installations were done by Austrian professionalists. All installations, fixtures, machines installed are of best Austrian or German quality only from premium brands. The house is constructed in the so called timber-frame style with room high glass elements integrated into the timber frame.

The house was build under consideration of most modern energy economy technologies and complies with the European standards for low energy consumption (maximum use of solar energy which makes it almost independent from external energy supply for heating).

All rooms on all levels are equipped which floor heating provided by a centralized gas based heating system installed in the basement. A permanent air conditioning systems in all rooms permanentely provides fresh cool air
in summer. In winter the system distributes the solar warmed fresh air within the entire house. A solar panel on the roof provides all warm water throughout the entire year without external energy needs.

All glass elements are equipped with computer controlled window shades. The computer control system automatically sets the shades to keep sun out in summer and let sun in in winter. All rooms are equipped with phone and cable TV connectors. The base level provides space for storage, installations for air conditioning, heating and swimming pool infrastructure, as well as a room for household (washing machine connectors, etc). Furthermore on the base floor you find a 35 qm living room and a bath room with installations for sauna.

The ground level provides entrance area with gardarobe, 1 toilet, 1 kid
room / office, a fully equipped high standard kitchen, dining room and living room. The living room is about 40 qm. All rooms on the ground floor are equipped with a white tiled floor. All doors in the house were specially manufactured by an Austrian timber specialist and are of room height. The entrance area is divided from the living area by a full glass
wall and door element. In the living area and the kid room are extended doors outside to the garden.

The upper level provides a 45qm integrated area for parents sleeping
room, wardrabe and bath room. The whole area is equipped with specially
manufactued top quality furniture. The bathroom has a bath tub, seperated
shower cabin, toilet and 2 sinks.

On the south side there is a 45qm kids area with large sleeping / living room and dedicated bath room. The bath room is fully furnished and provides 1 sink and a shower cabin.

From the kid area you can go outside to a 15qm balcony with direct view to the
lake (south side). Between the kids and the parents area is a galery with open view down into the ground floor living room.

Outside you find a nicley fully planted garden with areas for flowers, bushes and trees. There is a swiming pool (7*4m) and attached to the pool a terrasse with pavillion. The whole area around the pool, the terasse and all around the house is equipped with wooden panels. Furthermore you find a carport garage for 2 cars with automatic remote controlled gate. The whole property is surrounded with a fence and hedge which makes access or looks from the outside impossible. The entrance door from the steet to the garden is made of massive timber with intercom system and remote opening control.
