LOCATION AND ACCESS:
This property is located in Barangay Landahan, Toledo City approximately forty-five (45) kilometers southwest of Cebu City.

Toledo City can be reached through the Naga - Uling road or through the Transcentral Highway passing thru the municipality of Balamban. Both roads to Toledo City are well cemented or paved highways, providing ease and comfort to the traveler.

Toledo City is unique because it is the only city in the province which is on the western seaboard (Danao, Mandaue, Lapu-Lapu, and Talisay being on the east), facing Negros Oriental.


Barangay Landahan, which is part of Toledo City, is about two and a half (2 ½) kilometers east of the Poblacion, via Libre Street. The road leading to the farm is partly paved and inter-spersed with unpaved barangay roads. However, cementing of this road is an ongoing process. It is expected that within the next two years, most, if not all, roads leading to the farm will be completely cemented. The farm can be reached within two hours or less from Cebu City.

TREES ON THE PROPERTY:
The farm is planted with both mango, 15-25 year old, and forest trees on its rolling terrain, the majority of which are Mahogany, now three to four storeys high. Other trees include Puerto Rican Mango, Indian Mango and Santol. Forest trees include Acacia Aurie, Crassicarpa, and what is locally known as Ipil-Ipil.

DOCUMENTATION:
The property holds an exemption certificate from the Department of Agrarian Reform. Titles and other related documents are available upon request.

75.88 Hectares or 187 Acres, 55 Hectares of which are contiguously titled.


FEATURES, PRESENT AND FUTURE:
1. MANGO FARM - The farm is planted with two thousand two hundred sixty three (2,263) mature (twenty-five (25) years old) mango trees, excluding the younger trees of approximately five hundred trees. The trees are grafted and come from well selected scions of the Philippine Golden Mangoes, assuring no less than fifteen (15) brix in sweetness. Well maintained trees through regular pruning, cleaning and fertilization can result to an abundant yield of anywhere between five hundred kilograms (500 kgs.) to over one ton per tree. Off-season harvests could command better market prices. The income from the trees alone provide a reasonable return on the investment.

2. LEISURE FARM - With a minimum investment, the property can be made into a leisure farm for the enjoyment of the family and visiting patrons. Construction of pedestrian roads and bridges across the small rivers and creeks could provide scenic and comfortable access to the interiors of the property.

Horseback-riding, hiking, bicycle and even motocross trails are just some of the leisure sports that can be established in the property. Playground, tennis, basketball courts, and other indoor and outdoor sports activities can be added from time to time. Farm animals such as horses, goats, sheep, cattle and other domesticated animals would also be a delight to see, roaming freely in the completely-fenced property. These and more can be enjoyed depending upon the wishes of its owner. A reasonable entrance fee may be collected from visitors and patrons.

3. MOUNTAIN RESORT - While there is a proliferation of beach resorts, a mountain resort offers a welcome alternative. Comfortable and luxurious hotel rooms and/or cottages can be built around a well designed swimming pool. The mountain air, the rolling terrain and the surrounding trees is an experience to be enjoyed, offered by a cleaner, fresher, and quieter atmosphere. For those who may have weight problems, weight-reduction is best enhanced in this resort. A fine diet of fruits, vegetable soup, and other health foods coupled with a good swim at the pool, along with morning and afternoon hikes in the rolling terrain provide a unique and soothing atmosphere. The beautiful and majestic trees not only provide physical well-being. They would make weight reduction more of a pleasure than a chore. The ambiance induces calmness and peace of mind as one communes with nature.

4. TIME SHARING - The revenues coming from the mango trees, the leisure farm and the mountain resort can be further bolstered with time-sharing vacation slots. Imagine just a mere fifty rooms or cottages multiplied by fifty two (52) week time slots in a year sold at around eight thousand dollars ($8,000.00) per time slot could yield a tremendous amount of revenue. We calculated two-hundred eight million dollars ($208M) or nine-hundred seventy eight million pesos (P978M) at the current exchange rate of forty seven pesos (P47) to a dollar. More cottages or rooms can be added from time to time depending on the growth of clientele and marketing efforts. Maribago Blue Waters operated by the Alegrados is a good example of this venture. Starting with less than a dozen rooms to about one hundred fifty rooms at the present taking in a tremendous amount of revenue for the investors. However, to attract tourists, one must first establish it as a Destination.

5. STATIONS OF THE CROSS - A plateau overlooking the plantation is located in the farm . For those with strong religious sentiments, a chapel can be built on what may be called as ‘Worship Hill’. Stations of the cross on the way to the hilltop chapel could also be built. Behind the chapel a columbary may also be set up. The quiet and beautiful location provides a perfect atmosphere as a place of worship not only to the family but to the visiting patrons as well.

6. BOTANICAL & ZOOLOGICAL GARDEN & AGRO REASEARCH - The tall trees in the surrounding forest and the abundant water supply may also provide an ideal habitat for flora and fauna. Flowers like anthuriums, chrysanthemums, roses, orchids and a plethora of other plant species can be planted and researched. A variety of fruit trees may also be added.

7. GOLF COURSE - The property is large enough for an eighteen (18)- hole golf course which could very well mean the birth of the first “Toledo Golf and Country Club”. At the right time, the sale of the golf shares would be more than enough to recover the cost of acquiring the property. The presence of the Tsuneishi ship building facilities and the re-opening of Atlas Mining in the neighboring locality are added assurance of the viability of the Golf Course project.

8. LAND BANKING - It is often said, that, “the amount of money that you pay for a piece of land today will not be enough to buy it back tomorrow”. The mere addition of roads and bridges within the property would already be more than enough to automatically increase its value.

Doing commerce in both mainland Cebu and the island of Negros across the strait, Toledo is a booming and dynamic city. The value of real estate in the locality is continually and regularly increasing, assuring its landowners of reliable and sustainable growth and a good return of its investment.
