THE HOUSE FOR SALE:
Minutes walk from the Main Zocalo, minutes walk to Parque and Mercado Santa Ana, 2 blocks to Paseo Montejo and anything you may need or want in Merida is within easy walking distance or accessible by Merida's outstanding transportation system, a few meters or a phone call away, day and night.
2 story house with high beamed ceilings and lovely Pasta Tile Floors. Rooms average 16' x 16 on the ground floor and include 3 bdrs and a living room plus a spacious Dining Room, a small kitchen, 2 complete baths, and a bodega/storage and wash room.
Upstairs, shaded by park-like trees is what we call the "Tree House" although it's anything but rustic or small. There is a large full bath, a small study or office space at the top of the stairs, A LARGE BEDROOM, and a smaller room, ideal for a small bedroom, studio, or home office. The second floor, added just 12 years ago would easilly lend itself to extending out 10-14 feet for an additional large (10 x 16 ft) master or living room plus balcony/terrace overlooking the garden below.
Also, by relocating the existing stairs which come up from the dining room, you would virtually double the size of the already spacious dining room while creating still another bedroom up stairs which would make the second floor into a wonderful Master Suite or completely independent 2-3 bedroom apartment.
The Guest House measures approximately 5.5 x 6.5 meters and includes a large main room with built in closet, cable TV, High Speed Internet, and wiring for a micro-wave oven and refridgerator. It has a convenience sink(hot/cold water) and magnificent views of the pool and tropical gardens. It has a large bathroom with shower.
Off the side of the Guest House is a screened patio or lanai, currently used as a beauty salon. In fact, until recently, the guest house and the entire property has been used as a Therapy and Spa Services Center so has been kept in very good condition, as you might imagine.
The pool needs repainting and rather than decide for our buyers what shade or finish they prefer, our sellers have decided to leave it empty till the fall or the house sells, which ever happens first........
Speaking of re-painting: These colonial masterpieces require annual maintenance. No way around it so be prepared to spend $500-$600 US per year for touch-ups and minor repairs whether you move in to this one next month or you spend an extra $100K US to turn it into a palace 6 mos from now. If you choose the latter route, we can nevertheless guarantee you that within a year or less, regardless of the architect or contractor, you will indeed need to do maintenance and periodic minor repairs regardless. I am speaking from years of personal experience and from working as a general contractor for over 20 years, 5 of which have been in Merida.
The point is is that this house is, with some minor touch-ups and painting to your personal tastes, virtually ready to move into within the next 4-5 weeks(IE: By the time you take possession).
I would personally do a bit of work in the kitchen and paint the pool plus hire a new gardener to bring the recently neglected garden back to its tropical magnificence. Tons of potential there but all with very little time and additional money involved.
Or,---- you may want to turn your architect and contractor loose (We can help!) and do a major remodel now and get it over with if your specific needs are not quite met with the way the house sits just now. Either way, your options are wide open as with this price, on this size home and lot in this lovely part of Centro. In this price range and for the age of this grand home, you would normally be buying a ruin, not a home, guest house, pool, and large garden needing just a few personal touches. A rare find indeed!
