Because of the recent over-stated reports in the U.S. press about violence in Mexico: A new United Nations report shows that you're 3 times more likely to be a victim of crime in the U.S. than you are in Mexico. FBI statistics paint the picture even more clearly: the murder rate per 100,000 people is one third of the U.S. - in Baltimore it is 43.3, in Washington DC it is 29.1, and n Detroit 47.3. In the U.S. overall the violent FBI crime rate figure is 46. In Mexico the rate is 13.

The land is 4000 square feet or just over 370 square meters: 35 feet [10.6 meters] of beach front and road frontage, 116 feet from road to the edge of beach [35.5 meters], and 30 feet width of white sand from the edge of the land to the water.
There are full water, electricity, telephone, and high-speed Internet service connections at the entrance to the property.
The neighbors have caretakers installed on their properties, and the caretaker to the right of the property is eager to watch this one when the house is built. And there are a lot of Americans in the area if you want to participate in their community as well.

You can walk into town from this property.
It is an ideal investment because it is in the most desirable stretch of beach between the two beach towns of Chelem and Churburna and their [and Progreso's] delicious seafood restaurants, trendy and local bars, great stores, cruise line pier, transportation, and festivals. It is a short drive on the brand new 4-lane highway to Merida. The new bridge between Progreso and the road to Chelem and Churburna is finished, cutting the time to drive to Progreso to less than 10 minutes. It is then only 30 minutes to Merida.
With Progreso even closer than before, the movie theatres and boardwalk are just steps away. Try golfing at Club de Golf, a private golf course nearby. Want to fish? Your condo is right on the beach. You can pay a local fisherman to take you fishing. Watch the dolphins from your private terrace as pelicans dive for fish right off the coast. Tour the mangroves, swim in your infinity pool, kayak or canoe and even enjoy watching large communities of pink flamingos and turtles that are just a boat ride away.

Merida’s Gran Plaza mall [Office Depot, Sam’s Club, Home Depot, Sears, cinemas, Liverpool luxury department store, and supermarkets] is a 30-minute drive, and new and even larger malls have just opened nearby. The area is modernizing a lot, but still retains the natural beauty of the Yucatan.

BUILDING ON THE PROPERTY: as you can see from the photos, there are houses on either side of this white-sand beach land on the same size lots as this one. Building and pool permits are obtained through the agency that is based in Progreso. Permissions to build on the beach are granted every day.

THE LOT IS OPEN LAND: with no buildings on it.
BUILDABLE LAND: you are allowed to build to the property line, so it possible to build a 3000-4000 or more square foot house.
THE GULF: the area is warm and sunny the year around, with breezes during the day so that the area is never too hot to sit outside and air conditioning is never necessary.

CONTRACTORS: I have built three houses in Merida, and I act as architect and general contractor. I am in contact with several local contractors and architects who are very good and reliable. I would consider overseeing a building project on this lot since I live in Merida full time.

LAWYERS & ACCOUNTANTS: I tell everyone that my lawyer is honest and so far that is totally true. There are other referrals that I can supply.

BUILDING COSTS: this area and Merida are booming, with house and land prices increasing at a few percent a month! Building materials are also increasing. Right now the cost per square meter for new construction, to the level of US major city standards and materials, in Merida is 4000 pesos or at the current exchange rate about $32 dollars per square foot. YES, you read that correctly. Costs at the beach are a bit more for transportation from Merida of materials and crew if not using a local one. So take that 32 dollars per square foot up to 40 dollars you will have all the appliances and U.S. style pool with all its equipment as well.

THE GULF OF MEXICO: how about a platter piled high with fresh stone crab claws [enough for 6 people] for $20.00. Or fish brought in on the beach a few minutes walk away. Or swimming without sharks, undercurrents, or oil slicks: that is the beach in front of the property, and one can walk out 50 feet with the water up to one’s waist, so it is very safe for children.

THE AREA: Merida and its region are the safest area in Mexico according to many magazines and websites. Chelem/Pez Vela/Chuburna are as crime free as an area can be anywhere. It is an area that is used in the summer and all holiday periods by the families from Merida and other parts of Mexico, so it is totally safe for children. All my Mexican friends take their families there.

MODERN INTERNATIONAL AIRPORT: is 45 minutes drive from this property
FOREIGN RESIDENCE: if on a tourist visit, one can extend one’s automatic 90 day visa to 180 days by saying at immigration that you have rented a house for the winter or summer and that you need the 180 days. This is renewable as soon as you leave and come back, using the same explanation. If you want residency a visa here, or an FM 3, that allows you to come and go as you wish and without any other paperwork, it takes 2-4 weeks to get one in Merida [for all of Mexico] and costs very little.

FINANCING: there are companies that do mortgages in Mexico for U.S. and Canadian citizens.

PURCHASING A PROPERTY IN MEXICO: there are 3 ways. 1. Through a Mexican corporation, and this transaction can take less than a week; 2. By a Mexican citizen and this is also very simple and takes less than a week to complete the transaction. 3. A fideicomiso or bank trust for land that is less than 100 kilometers from the coast. This is guaranteed by Mexican government law and is perfectly safe. This transaction will take 3-6 weeks for the main work. The Pez Vela lot is owned by my Mexican corporation.
