I am now looking seriously for a buyer for my 99-Year Lease contract agreement with the Egyptian government for a potential total land size area of 1.75 Million Square meter located 27 Kilometers west of Al-Arish city in North Sinai closer to the city of Port Said – directly on the Mediterranean sea.
The land parcel is divided as following, with the following lease details:
#1- A 50-Acres of land with a total size of 210,000 Square meters leased at a rate of only 329 L.E per Acre per year – This parcel is located 1100 meters from the Mediterranean Sea shore with a width of 400 meters facing the sea. The license was for setting up a marine Tilapia fish hatchery and fish farm, and my company lawyer has negotiated the following optional additional parcels with the North Sinai Government.
#2- An option to add the back parcel of the land which is 250-Acres extended from the land to the edge of Al-Arish highway at the same annual rate of 329 L.E per year per Acre, and the government utilities [Fresh water line and Electricity] can be extended to the entire 300-Acres with the same contract.
#3- An option to lease – or even buy - the front 1100 meters x 400 meters width from the sea shore to the edge of the parcel in point #1 at the same lease rate, or buy the parcel at an acceptable sale price if needed by the Buyer..[Current price per meter of this area is 60 L.E per square meter]
#4- A road of width 10 Meters and length of 4,000 Meters will be extended for free with the listed parcels in point #1, point #2 and point #3 to extend an inlet and outlet pipe from the sea as needed for the fish farming portion of the proposed project.
#5- The total land parcel area that the company lawyer can close the negotiations with the governor is 1.75 Million square meters at an annual lease price of 400,000 L.E!!!
#6- The total land value – if it sold on a direct sale today is 105 Million L.E assuming a sale price of 60 L.E per meter – before even extending the utilities to the land – which will double automatically its value and price - immediately after extending the utilities to the land.
#7- The land is located only 10 Kilometers from the new opened private university in North Sinai which will guarantee a total occupancy for rental properties project to serve the university students and also it is perfect as an investment as private Villas for tourism.
#8- Al-Arish city is expanding at an annual rate of 3 Kilometers to the west area - closer to Port Said, which will make the land and its housing project inside the city boarders within 9 years – and the buyer could easily convert the 99-year lease to full ownership option at that time if he desires to do so.
#9- I am willing to accept a good reasonable offer for a %100 sale from a serious Buyer and optionally works for him for up to a 2-years project construction contract agreement if he desires to do so too as an additional incentive for the Buyer.
