Some facts and history about this property;

This property is approximately 30 hectares or 75 acres.

A total of 13 hectares in the maritime zone.

A total of 17 hectares located above the maritime zone.

In the early 2,000s the property here was purchased by a group that eventually constructed all the dwellings on this property. The intent was to create a fishing lodge where families could also be present and enjoy the environment while the men would go out and fish daily.

This facility could also be great for a yoga center, eco lodge, surf lodge, or just a great place to escape civilization with all kinds or wild life. We have dolphins often swimming in the water in front of the lower lodge, Toucans, Parrots, Monkeys and so much more. The fishing is fantastic, red snapper. steamer type clams that live on the stalks of the mangroves located at the water edge, blue claw crabs and much more. There are a large assortment of fruit tress, bananas and much more on location.

Kayaking in the mangroves and out to the near by Playa Azul beach can be a great selling point for visitors. One idea presented was to install a canopy cable from the top lodge extending downward through the jungle to the lower lodge and this would be very feasible to construct and could be a great selling point for paying visitors.

Taxes are under $ 400.00 per year.

The access here is presently water access only. There is no road access to this land and its only accesabile by boat. We are remote and secluded for a true feeling of being away from civilization. The access at the moment is restricted to approximately two hours before low tide, and two hours after low tide. This time could be migrated significantly with more floats being extended out from the concrete dock outwards 100’ feet or so. It is also possible to have some locals hand excavate a small channel from the extended dock to the permanent water edge for a possible 24 hour access.

The tidal surges are as much as 10’ from low to high here. We are only a ten minute boat ride to Golfito but yet one feels like they are a million miles from civilization when being here. Golfito has shopping, a hospital and all the things one would need to stay connected to the grid.

There is an access road constructed from the water edge to the top dwellings located along the west side of the property extending through the jungle. There is a separate walking path (see photo below) from the lower lodge to the top dwellings along the adjacent ridge.

Here is what the property has in inventory. All of the structures have been built using jungle hard woods. The foundations are all built using solid concrete platforms.

Nine buildings total;

On the lower part of the property:

A.1 The main lower lodge is approximately 1400 square feet living space having two floors. There are two bathrooms with showers on the upper floor. There are three bathroom, showers, semi attached out side the lodge. The kitchen area is 13.5’ x 19.5’ with two sinks. There is a washing machine, solar fridge and a 5 kw generator backup with ceiling fans in each room.

B.3 Lower camper cabins are10’ x 10’ approximately 100 square feet per unit. All units have electric and are located next to the lower lodge and bathroom facilities.

boat house dimensions are 40’x 40’ and is approximately 1200 square feet with bathrooms and showers. The boat house has a spring fed water supply. This building is located on the small lagoon after the main dock entrance.

On top of the property:

A.1 Main lodge is approximately 19.5 x 26’ feet with approximately 1000 square feet of living space, having two floors with electric. There are two shower and toilet bath rooms on the upper floor, 2 working half baths in the lower level. The kitchen area is approximately 250 square feet 19.5 x 26’ feet with a fairly large storage area located beneath the kitchen floor for storage

B.3 Upper cabins all have bathroom with showers and are all wired for electric. Each cabin has two floors. The top floor is one large room with a view ( see photo below). All three cabins have identical dimensions and are approximately 16’ x 15’ with rap around deck for an approximate total of 500 square feet living space per building. The showers and bathrooms are all presently working utilizing rain catch water stored in the holding tanks,

The Lower Property Area;

The lower lodge is equipped with a top of the line solar system. The system includes a 3,000 watt Outback inverter and controller box. With 8 Rolls deep cycle 6 volt batteries to make one batterie bank. There are six Sanyo 200 watt solar panels installed on the roof along with a solar hot water tube system for hot showers for all five bathrooms. All of the buildings here were rewired to conform to US standards in wiring.

The lower lodge area is move in ready with three additional separate, outside 10’ by 10’ cabins. The cabins are screened in for lodging gests (see photo below). Adjacent to the cabins are three exterior bathrooms equipped with showers and toilets to service the out side guest cabins. All three cabins have lights, fans and electric.

In the small lagoon located approximately 300 feet to the west of the lower lodge is the boat house ( see photo below ) The boat house is equipped with a separate spring feed water supply, showers and bathrooms. There is a small kitchen and two bedrooms. This area would be excellent to live in or maintain farm animals if so desired.

Both lodges are rain catch water fed with tanks. The lower lodge area has a well that produces approximately 5 gallons per minute. The lower and upper lodges both have four 1,100 liter (275 gallons per tank) fresh water holding tanks located adjacent to the buildings.

All the electric and plumbing has been completed on the top and bottom. All of the buildings with bathrooms have separate septic tanks and leach systems.

The pool located at the top lodge is presently not functioning, but with a little work and a relatively small investment, one could have it working in short time.

We are off the grid here so there is no city electric, phone lines or water presently here. There is cellular phone service with a cellular internet connection that works well for the basics. Satellite internet is a possibility or a shore to shore tube transmission from Golfito has also been successfully used elsewhere, locally. Sky TV offers satellite television if one would like television.

The property is presently being managed by a property management company located in Golfito. All employees are paid bie weekly through the management company with all legalities being executed properly as well as all property taxes being paid and so on. If you would choose to be an absentee owner while you make your plans, the care taker here would be willing to live on site and maintain the facility while you are away. The cost for the caretaker with all taxes and management fees included are about $ 450.00 monthly.

The management company can also recommend reputable professionals to assist you with your needs from time to time. As all who live here understand, finding reputable people for anything in Costa Rica is always a challenge.

The property is also located at the entrance of the La troche. The trench as it is known is a water way that leads out to neighboring small beach town of Zancodo the short way. It can also serve as an access to the ocean at higher tides. Across the bay is the famous Matapalo surfing areas some of the best in the world I am told..
