We represent a small consortium of successful individuals who have formed an association based on mutual respect and trust in our respective fields of business. We are like minded in which directions we wish to further develop our expertise but lack the funds necessary to jump start this, our first ‘unique’ development project in Cyprus. We are therefore seeking a financial partner.
We have total exclusivity to an area of land totalling 5249 sq meters located in one of the most sought after villages near Paphos.
We have direct communication with the vendor who is a local Cypriot gentleman and confirm first and foremost that his land has registered title and full planning permission for 12 ‘unique’ luxury detached homes all with individual swimming pools. Each home has been positioned carefully to maximise the stunning golf, valley, mountain & ocean views available.
The land will of course form the basis of a guarantee and the title deeds for the land will be registered in the name of the investor.
We have a wealth of knowledge and contacts in our combined fields, along with many years of marketing experience in both the UK and the overseas residential property markets, we have extensive knowledge of our products and the property market here in Cyprus and access to potential buyers who have already expressed interest in purchasing and anxious to view just as soon as our first show home is completed.
The intention is to buy the land and construct 2 show houses and commence selling the remaining 10 units off plan as quickly as possible. The capital requirement to do this is approximately 1,400,000 Euros
(One million, four hundred thousand Euros)
The potential profit margin is the subject of negotiation between all parties. We appreciate and understand that it must be equitable from the Investors point of view but also a fair reward for our unique position and combined efforts. Whilst it goes without saying that all financial matters will be transparent throughout the working relationship of this project we would suggest putting in place a financial system of controls to be agreed between our respective accountants and lawyers.
We are looking for an investor who can appreciate not just the potential of this ‘unique’ development but the greater picture for similar projects that we have exclusive access to on the Island. A partner, if you like who can appreciate our knowledge, drive and ambitions to create the potential that we know exists and who is able to act quickly when required. We are seeking an investor who is open to learn the bigger picture as to our unique position here in Cyprus, quite literally from start to finish, our extensive knowledge and local connections give us complete control of every aspect throughout the whole construction and sales process.
