Bed & Breakfast for Sale in Maricá, Rio De Janeiro, Brazil

16-Unit B&B Less Than 90 Mins From Downtown Rio De Janeiro

This family-run and family-oriented pousada has been in operation since October of 1998. It is located in the municipality of Maricá - Gateway to the Lakes Region of the state of Rio de Janeiro - and is less than 90 minutes from downtown Rio de Janeiro, an hour from the International Airport, and just a 10-minute walk from Itaipuaçu Beach and the Atlantic Ocean.

Designed, built and operated by an American and his Brazilian wife who perceived an untapped tourism potential in this underdeveloped area located in the shadow of the city of Rio, the pousada has witnessed steady growth in occupancy and revenue since opening. While the majority of the clientele is Brazilian, the pousada has entertained guests from around the world - Argentina, Australia, Canada, Chile, Belgium, England, France, Germany, Italy, Peru, Portugal, Spain, Ukraine and Wales as well as from the U.S. states of Arizona, California, Florida, Maryland, Minnesota, New Jersey, New York, Pennsylvania, Virginia and the District of Columbia.

The main property consists of 960 square meters with 16 efficiency apartment-type rental units with combined bedroom/living area, kitchen and bathroom. All units also have a small varanda with hammock. A separate building contains an office, laundry, storage space, barbecue area, and a kitchen/cantina area where breakfast is served. The kitchen/cantina area currently functions as a snack bar and could easily be developed into a restaurant. There is also a 5 by 10 meter pool surrounded by a fenced deck and a steam sauna. Beside this property is an undeveloped plot of 480 square meters currently used for additional parking which provides plenty of space for expansion. The purchase of an additional area of approximately 320 square meters containing a small playground, a gameroom, a second barbecue area, and garden can be negotiated.

The municipality of Maricá has undergone incredible growth and change over the past decade and recent developments such as the establishment of a refinery complex in the neighboring municipality of Itaboraí, the redistribution of oil royalties to coastal municipalities, and the initiation of a variety of infrastructure projects funded by the Brazilian Government's Program for Accelerated Growth indicate that the boom has just begun.

Maricá is well known for its variety of attractions, boasting an extensive Atlantic coastline of sandy beaches, a system of shallow inland lagoons, diverse monolithic hills and rocky outcroppings suitable for hiking and climbing, and several large expanses of the endangered Mata Atlântica ecosystem hosting a wide variety of animals, birds, insects and plants.
