The Bella Maya resort won the Gold Award for Best Caribbean Apartments in the prestigious Homes Overseas Awards 2007 based on the quality, design and location of the property, taking into account local considerations that impact upon its ‘usability’. Bella Maya was developed, managed and is owned by Someplace Else LLC, a British company specializing in emerging market real estate. Throughout the planning, construction and operational development of the resort, every consideration has been taken to ensure that it created a truly outstanding resort.
Fully operational Resort
The resort is complete, fully operational and has a sales and marketing team who are currently developing relationships with key travel and tour operating companies to maximise investor returns.
Resort Management
Bella Maya will be a fully managed, luxury resort operating to the highest of standards. Owners are members of an exclusive rental and marketing program, complete with full management service. As a member, Owners will benefit from a full sales and marketing program, a dedicated resort website, on-line booking engine and reservations team.
The dedicated sales and marketing department have relationships from in-country wholesalers to major worldwide tour operators who they work with to generate sustained levels of occupancy for the resort. The program will also cover all admin and accountancy taking away from owners the day to day tasks of managing their property. The charge for full marketing, management and maintenance is 50% of your rental income.
The condominiums will generate room rates from $275 per night, all the way up to $525 per night. At 70% occupancy the condo revenue after 50/50 split would be approx. $34,600 owners' income per year (plus 28 days free usage.
Owners who are members of the rental management scheme are all entitled to 28 days usage of their apartment without any charges. Extensions to this period are available but will impact on rental returns. LocationThe Bella Maya Resort is located on the Placencia Peninsular, a beautiful, 18 mile long isthus in southern Belize. What makes the Placencia area unique is the different views that peninsular offers; on one side the shimmering ocean of the Caribbean Sea, on the other the tranquil lagoon with the sun setting over the Mayan mountains in the distance.
The Placencia peninsula also benefits from the best beaches in Belize, protected by the western world’s largest barrier reef. On the lagoon side there is an abundance of wildlife, and the chance to spot the endangered manatee.
Placencia has its own small airport, and is located 100 miles to the south of the main international airport in Belize City. The Resort is 8 miles north of the airport, and just to the north of the village of Maya Beach.
The Resort offers complementary scheduled transfers to Placencia village, so guests can enjoy the local shops that feature arts, crafts, delicious home made ice cream, plus a small supermarket plus bars and restaurants.
Growing Tourist Industry
Belize is home to a long Caribbean coast that boasts the world’s second largest barrier reef and lush tropical rainforest. It also has a rich diversity of wildlife and a large concentration of Mayan ruins and is becoming increasingly popular with international tourists with tourist numbers growing by 24% since 2002.
Belize, and Placencia in particular, is currently witnessing sustained interest from both foreign and local investors, with the real estate market increasing over the past 12 to 18 months and annual capital appreciation at over 20%. Land has been selling incredibly fast, and there are now very few plots of land left locally for commercial or resort use. Real Estate prices in mainstream Caribbean territories for properties similar to Bella Maya, are now closing in on the million dollar mark. It has not just been the islands that have seen significant rises, Panama and Costa Rica have both witnessed considerable capital appreciation coupled with investor demand. With prices still much lower than most of the Caribbean,Placencia is set to enjoy capital appreciation for many years, to eventually match property valuations of that seen in other Caribbean destinations.
In addition, Bella Maya will be a fully managed luxury resort, providing strong rental returns for all owners. With tourism increasing, and the resort becoming established as the place to stay when visiting Belize, the return on investment for owners will continue to increase.
Two of the completed and operational resorts in Placencia operate with occupancy levels of around 70%. These are Turtle Inn, owned by Francis Ford Coppola, and The Inn at Roberts Grove. The latter is a Condo Hotel, and has been operational for several years.

"This brand new first class Condo Hotel unit has the best location on the beach, just a step from the resort pool along with breathtaking views of the Caribbean Sea. The lagoon and the majestic Mayan Mountains of Central America are on the western side of the Resort and offer spectacular sunset views from the Bella Maya restaurant and bar. Located on the upper floor this two bedroom, two bath, fully furnished unit features a flat screen TV, exquisite European designed bathrooms with glass vessel bowl sinks and large tub with separate custom tiled showers. A fully equipped kitchen with granite countertops, stainless steel appliances, full size refrigerator, stove with oven and a microwave. Off the kitchen is a separate dining area with comfortable seating for six. Step into the living room and relax on the sofa and open the French doors to the private covered terrace and listen to the soothing sounds of the Caribbean Sea. In a single day you can travel from the tropical forest, to the Mayan Mountains, and back to the Caribbean Sea. Or snorkel and dive along the longest barrier reef in the Western Hemisphere with crystal clear waters and colorful ocean life to observe.
