The Cortijo has been restored with no expense spared and with an eye for detail. The property retains many of the original Spanish features one would expect to find. This country complex is designed for someone who enjoys privacy to spend time away from it all with family and staff or someone who is interested in running a boutique luxury 'self catering' / 'catered for' (or both) holiday business with no real competition in the immediate surrounding area.

The owners opened for July - October 2008 with 95% occupancy. (with very little advertising). They are again open for summer 2009. No real marketing has been done apart from on .

Currently, there is no theme to Cortijo San Blas, so it is ideal to open as a full time business with a specific theme if required. San Blas also has its own website which is included in the sale.

Cortijo San Blas comes with the necessary permissions to run as a fully legal full time "Casa Rural" business. With the ability to serve food and drink to guests. Indeed the application for permission to use San Blas as a official licenced 'casa rural' has now been prepared and submitted to the local authority. The owner will obtain this permission from the Velez Rubio town hall and pay the licence fee as part of a sale agreement. The new owner then has the choice if they wish to use it or not.

General Running Costs

Electricity - Average of 125 euros per month when closed with 2 of us living at San Blas. This rose to 265 euros per month when all units were full for the 2008 summer season. (all lights at San Blas are long life, low energy bulbs)

Mains Water - (this includes rubbish collection) Average 33 euros per month when closed with 2 of us living at San Blas. This rose to 82 euros per month when all units were full for the 2008 summer season.

Gas - 2 hot water heaters are electric and 4 are gas. All 8 hobs are gas. Some ovens are electric and some gas. The BBQ is also gas. On average we change 1 bottle a week when closed and 3 a week when full in the summer. Bottles are now 12 euros each. They are picked up from town by us, however we have only very recently been told that they will deliver once a week to San Blas if required.

Property Tax - under 300 euros per year which will rise to approx 800 if changed to an official casa rural.

Broadband Internet - There's Satellite Broadband Internet at San Blas and this is 87 euros a month. This can be made WiFi for guests if necessary. There are also 2 telephone land lines with a ADSL internet socket installed from Telefonica, but they say it's not possible to make it live for 1 year (this was 14 months ago!) The telephone/fax land lines are connected and working.

Advertising - To advertise on holiday lettings costs 185 pounds sterling a year.

Automated Website - The website is fully automated and takes all bookings and credit card payments and this costs approx 200 pounds sterling a year.
