UPDATE: THE TOWN PLANNERS IN JOAO PESSOA, PARAIBA HAVE NOW SANCTIONED AGREEMENT (13 MARCH 09) FOR A NEW ROAD INSTALLATION TO BYPASS THE TOWN OF JACUMA. THIS WILL MAKE ACCESS TO THE BEACH EVEN QUICKER THAN IT ALREADY IS. PRICES HAVE BEEN INCREASING STEADILY OVER THE LAST 12 MONTHS.

A total of 350 remaining plots for sale on a development in Jacuma close to Joao Pessoa. 350 plots represents approx. one-quarter of the total development. The site has planning permission to build and all services have been installed into the development. (Electric and Water). The advertised price also includes the building of a central communal area which includes a swimming pool, sun decking area and volleyball court. The Kerb Stone infrastructure for the roads is also included within the price. Whilst the area is still land, this will be written within the contract that the seller will provide these services. Effectively this is similar to an Off-plan opportunity as you are buying pre communal area services.

Because the main infrastructure is in place this means less monies are required to install the services and thus adds value to the land plot.

Property Location & Jacuma Area



Jacumã is area with good city structure and is a great to invest in development land, there is a lot of national and international investments and the Beach city is growing fast.



Jacuma and Caripibus are literally right next to each other and they are 25 minutes from Joao Pessoa airport, 1hr 30 mins from Recife and 3 hrs from Natal.



There are plans to build a new road which will make Jacuma even more accessible. The road will be going past close to this land.

Currently the cost of building a 100 sqm house (floor space needed 60 sqm so building on 1/3rd) on a 200 sqm piece of land would be:



•Architect Fees 4000 BRL to 6000 BRL (£1,333 - £2000) approx.
•Submit Plans for Approval 500 BRL (£170)
•Construction Materials and labour 1000 BRL per Sqm (good spec build, could be done cheaper) x 100 sqm = 100,000 BRL (£33,333)
•Other Costs (just in case!) 10,000 BRL (£3,333)


Total Cost to build a 100sqm house (with two floors) 114,500 BRL = £38,100 (approx based on 3.00 exchange) plus the initial land cost.



The price shown at the top of this page is for the land only. We have shown costs of build just to give you an idea of a 'good quality' build spec at currently building prices. It would be possible to reduce the BRL per Sqm cost, to a lesser spec... (we favour the higher quality build).




Property Deposits & Payments Terms



A Deposit of £750 is required to secure your land lot (200 sqm) and £1500 for larger plots (400 sqm & over). Contracts will then be sent to you and should be returned within 21 days. Full payment will be due 7 days after contracts have been signed.



Loans are available up to a level of 50% at the discretion of the seller. There will be a small charge for using this service.




Associated Purchase Costs



In addition to the listed price for the investment, the following costs will apply to your purchase:

•Stamp Duty Purchase Tax (or Registration tax) is around 3% of the purchase price (payable to the notary)
•Property Transfer Tax (ITBI) of approx 2% (payable at the City Hall).
