1.0 Introduction

This document describes the sale of:
- Immovable property (land and buildings) on Palm Park 2, Diani Beach, Kenya. The property is located in Diani Beach, Mombasa in Kwale/Galu Kinondo Parcel Number 999
- Movable property (furniture, appliances and other equipment located on the immovable property as described in the General Description section 2.1 in this document.
- For the rest of this document, "The Property" means both immovable and movable property on sale.

2.0 Description of the property

2.1 General Description
2.1.1 The Villa is privately owned, it’s situated in picturesque South Coast Diani Beach area of Mombasa, Kenya, and located in half an acre of fragrant gardens with magnificent flowers, bushes and exotic trees.

2.1.2 The property described in this document includes:

- Land approximate area 0.1548 Hectares (1584 square meters)

- Main house (all furnished), made of stone, concrete, and makuti roof, on approximately 350 square meters, with two floors, which include

> 3 large bedrooms all fully furnished with king/queen size beds, dressing tables, mosquito nets, mats, bedding, pillows and pillow cases, sheets and blankets, towels, iron box and board, hampers. One bedroom has a door to the Pavilion (ground floor)

2.2 Location and Lease details

2.1.1 The property is only half an hour's drive from Mombasa and an 8 minute walk to the fabulous sunshine white sandy Diani Beach. Shopping Mall, Banks, restaurants, clubs, fun activities for kids within walking distance

2.2.2 The property is located in Diani Beach, Mombasa in the registration section Kwale/Galu Kinondo.

2.3 Property History
2.3.1 The property was built in 1996. Initial Title deed was issued on March 25th 1996.
2.3.2 The property was then sold and the second title was issued on November 11, 2001.
2.3.3 The property was then sold to the seller and certificate of lease issued on August 21st 2007.

2.4 Community and Association

2.4.1 The property is under the Palm Park 2 Association, which manages matters like community security (police monitoring, flood lights and security guards available), garbage collection, regular meetings between neighbors and members, etc
2.4.2 The community in the neighborhood is made up of different nationalities, mostly from Europe, as well as a few local owners. Relationship is cordial and helpful and includes agreements to share amenities such as swimming pools and other recreational facilities.
