Land Development In Canoa, Beach Front Properties

Asking Price: $10,000 - $100,000 USD

We are starting the sale of some properties in the ecological land development project “Los Manglares” just outside Canoa proper.

Canoa is an up and coming beach resort, which caters to foreign travelers, surfers and to local tourists. Canoa is located just north of Bahia de Caraquez, and has one of the best beaches in Manabi, a wide 17 km long strip of white sand.

The project is called “Los Manglares”, and consists of a beachfront area, located just on the north side of the river Canoa (beside Hotel Bambu). The area is limited between the rivers Canoa to the south, the river Muchacho to the north, the public road Canoa – Pedernales to the east, and the beach to the west. The total project area is about 90,000 m2, or about 25 acres, with 193.75 meters of beachfront.

The idea of the project is to develop an ecological or green urbanization with activities related to tourism, like hotels, restaurants, cafes, small shops, and residential homes. We want to make a “green” urbanization with an artificial lake, parks, walkways, and a minimum of streets (mostly one way) for cars. We want to focus on people and not on cars. There will be a bridge (walkway) over the Canoa River, leading into the village of Canoa.

BEACHFRONT PROPERTIES: We have a total of 93.75 meters beachfront for sale, which is divided into 4 properties (from 1000m2). These properties are perfect for hotels, resorts, apartments or residential homes. Beachfront properties are only US$ 50/m2.
Details:
A1: 22.79 meters of beach front, and a total of 1989m2.
A2: 22.58 meters of beach front, and a total of 1638m2.
A3: 21.90 meters of beach front, and a total of 1000m2
A4: 22.58 meters of beach front, and a total of 1126m2.

MUCHACHO RIVERSIDE PROPERTIES: Larger properties close to the village, jet peacefully located along the Muchacho riverside. These properties are perfect for residential homes or hotels. Properties are only US$ 30/m2.

ROADSIDE PROPERTIS: We have some 12 properties (800 – 1500 m2) for sale, facing the public road Canoa – Pedernales to the east (H and I), see picture with properties in orange. All properties are close to the village. Roadside properties are only US$ 25/m2.

INFRASTRUCTURE: All properties will be sold with road access and access to electricity. The roads will be gravel (crushed rock), a material that does not turn into mud when it rains. The electrical grid will follow the roads, on high voltage cable attached to poles (airborne). The electrical grid will be attached to the main grid following the Canoa – Jama road.

The Canoa village has currently no water system, but this is a priority for the county authorities that are working on a solution that should be operational sometime next year. Following the roads, there will be a water pipe grid that can be accessed from all properties. This grid will in the future be connected to the Canoa water grid, when this is operational. Meanwhile the properties have the same options as the Canoa village; Well, river water or buy portable water from tankers.

The Canoa village has currently no sewer system. The “Los Manglares” project is currently working with the county authorities to come up with a solution. Meanwhile the properties have the same options as the Canoa village; Septic tanks.

PROTECTION ZONE: Since the project area is located between two rivers, we have left a 10 meters protection zone between the rivers and the properties. In addition the lots on the Muchacho River side will be filled up 1 meter, and the lots on the Canoa River side 0,5 meters. This will be done to prevent any flooding of the properties, though major flooding in the coastal region of Ecuador in 2008, had little impact on the project area.

Status/Progress of the project (November 2009):

  • The project is under formal approval by county government (Municipio de San Vicente)
  • No infrastructure is currently constructed
  • Some properties are sold
PRE SALE OPPORTUNITIES – PROPERTIES AT VERY REASONABLE PRICES:
The first stage of construction of infrastructure will be for the properties along the Muchacho River, and beach front (lots in orange). Please note that the properties along the Canoa – Jama road already have road access and electricity.

To construct the necessary infrastructure the project needs funds, and is offering these first stage properties in pre sale at a very reasonable price, considering the early stages of the project. When the project matures prices will be rising.

These pre-sale properties (lots in orange) are sold with notarized contract, half amount paid when signing, and the other half when road access, electricity and property title is ready. We are estimating having this ready in one year; that is 1. November 2010.

The roadside properties (I1, I2, I3 and I4, lots in red) are sold with full title right now at US$30/m2.
