Land Development In Canoa, Beach Front Properties

Asking Price: $9,000 - $50,000 USD

We are starting the sale of some properties in the ecological land development project “Los Manglares” just outside Canoa proper.

Canoa is an up and coming beach resort, which caters to foreign travelers, surfers and to local tourists. Canoa is located just north of Bahia de Caraquez, and has one of the best beaches in Manabi, a wide 17 km long strip of white sand.

The project is called “Los Manglares”, and consists of a beachfront area, located just on the other side of the river Canoa (beside Hotel Bambu). The area is limited between the rivers Canoa to the south, the river Muchacho to the north, the public road Canoa – Pedernales to the east, and the beach to the west. The total project area is about 90,000 m2, or about 25 acres, with 193.5 meters of beachfront.

The idea of the project is to develop an ecological or green urbanization with activities related to tourism, like hotels, restaurants, cafes, small shops, and residential homes. We want to make a “green” urbanization with an artificial lake, parks, walkways, and a minimum of streets (mostly one way) for cars. We want to focus on people and not on cars. There will be a bridge (walkway) over the Canoa River, leading into the village of Canoa.

BEACHFRONT PROPERTIS: We have a total of 5125 m2 area with 94 meters beachfront, which we want to sell (min. 1000 m2 each property), see picture with properties in orange. These properties are perfect for hotels, resorts, apartments or residential homes. Beachfront properties are US$ 50/m2.

CANOA RIVERSIDE PROPERTIES: We have 8 smaller (225 m2) properties on the Canoa riverside (in red) for sale. These properties are perfect for a small business, restaurant, café, shop or residential home. The smaller properties are US$ 9000 each. The larger properties are US$ 30/m2.

MUCHACHO RIVERSIDE PROPERTIES: Larger properties close to the village, jet peacefully located along the Muchacho riverside (in red). These properties are perfect for residential homes or hotels. Properties are US$ 30/m2.

ROADSIDE PROPERTIS: We have some 12 properties (800 – 1500 m2) for sale, facing the public road Canoa – Pedernales to the east, see picture with properties in orange. All properties are close to the village. Roadside properties are US$ 20/m2.

All properties will be sold with road access and electricity. The Canoa village has no water, nor sewer system. The “Los Manglares” project is however working on a solution for both necessities. The water system will consist of river water (Muchacho river), which will be treated and pumped into a water pipe grid, that access all properties. There will likewise be a sewer pipe grid, accessing all properties, collecting the sewer into a septic tank, for treatment, and disposal as harmless water and fertilizer, used for the parks.

The properties are sold with notarized contract, half amount paid when signing, and the other half when road access, electricity and property title is ready. The roadside properties are sold with full title; they already have road access and electricity.
