Doubtless Bay Lodge in the Idyllic Far North of New Zealand
The upper level is a "Lockwood" home, which is the owner's accommodation. All the walls are timber and in the main living area there is a high gabled wooden ceiling. The home has three double bedrooms plus a study and two bathrooms, one of which is the ensuite for the master bedroom. There is a family sitting room off the large hostess kitchen and there is also a large lounge/dining area. There are outside decks all around the house most with sea views and the surrounding neighbourhood.
There is an excellent water supply and sewerage system and three hot water cylinders to ensure a continuous supply of hot water. We are linked to a Cable TV network which includes CNN, BBC World and Sky Sport.
The building was constructed in 1997 and is in as new condition with the outside on both levels and inside downstairs having been repainted in 2004. The lower level including the double garage measures approximately 1700 sq ft and the upper level 1440 feet with approximately 1240 sq ft of outside decks. The land area is 828 sq metres.
SITUATION
The B&B complex is situated 100 metres up Cable Bay Block Road from State Highway 10 and has stunning views over Doubtless Bay and cannot be built out. The house with its signage is visible from the highway. Coopers Beach is just a short walk across the highway and through a reserve. There is a small shopping centre 800 metres away which has a Doctor's surgery, pharmacy, small supermarket, butchery, takeaway, liquor shop, hardware, sports shop and an excellent cafe. Mangonui which is an old whaling village is 3.5 kms south of Coopers Beach where there are a number of restaurants and other shops and amenities. There is a bowling club 2 minutes walk away and a golf club at Whangaroa approximately 12 kms away. There are a number of primary schools in the area and a high school.
Kerikeri is 50 minutes drive south of Coopers Beach and Paihia/Russell/Bay of Island just over an hour. Half an hour north of Coopers Beach is the famous Ninety Mile Beach and Kaitaia is 25 minutes north of here also.
Doubtless Bay is a wonderful place with beautiful isolated beaches, wineries, golf courses, great fishing (both recreational fishing and deep sea fishing) and great water sports such as kayaking, diving, kite surfing etc.
THE BUSINESS
This is a well established business and is the biggest B&B in the area. The turnover is around $NZ45,000 - $NZ55,000 per year. The owners are semi-retired and really enjoy meeting and looking after their guests from New Zealand and all over the world. The turnover more than adequately coveres the costs of running the place including all the owners' expenses. Excellent advertising is in place including the Lodge's own website. Doubtless Bay Lodge is also in the Lonely Planet. This is a lifestyle business and is not full time with most of the work having been completed by lunchtime.
THE CHATTELS
The price includes all the fixtures, fittings, furniture and linen for the four units downstairs. The three queen rooms have a table and two chairs together with the bed, billyrobe wardrobe, dressing table with stool, oil heater, television set, armchair, bedside tables, fire extinguisher, smoke alarm, fridge, crockery, cutlery, electric jug, electric blanket, extra blanket and pillows. The linen includes mattress protector, pillow protectors, duvet inner and covers, sheets, pillow cases, towels, bathmats, face cloths, hand towels and tea towels. The room with the single beds does not have a table and chairs but all other furniture is the same.
There is a set of bunks and two foldaway beds. There is also a automatic washing machine and drier in the garage which is used as a guest laundry.
REASON FOR SELLING:
Our children and grandchildren all live south of Auckland and we want to be able to spend more time with them and become a bigger part of our grandchildren's lives. We have been very happy here and met wonderful people both as guests and as part of this lovely community.
