Rural Retreat/Home for Sale in ' Edge', Latimore Rd, Comboyne, New South Wales, Australia
Unworldly Calm and Beauty
'EDGE'
* is an opportunity to buy panoramic views from a rare and magnificent property in the hinterland of Port Maqcquarie and The Camden Haven - on the edge of Australia’s East Coast ranges.
* has a captivatingly beautiful hardwood pole-frame home, full of character, space and light.
* has 200 acres (80 hectares) of native timber and rainforest with some cleared areas.
* is 40 km to the beach and lakes and is tsunami-free!
* is perched above it’s own spectacular valley cliffs on the edge of the beautiful Comboyne Plateau - the cliffs are it’s own front fence with spring-fed waterfalls.
* has an existing subdivision creating 2 X 100 acre lots.
* is 2,500 ft [800 m.] above sea level with excellent reception across the electromagnetic spectrum - broadband stuff.
* has underground power to several sites on the property.
* has an easily accessed undeveloped quarry which allows owner-use of it’s very valuable high grade road gravel, shown to be excellent for mud brick construction also.
* enjoys Comboyne’s very high rainfall - but it is flood-free. Huge tanks hidden under the house hold an ample water supply - 15,000 gallons (67,500 litres). The house has leafless Monier gutter which never require cleaning out.
* has a fire protection system on it’s roof (together with a high rainfall) with a separate water tank (7,500 gallons/33,750 litres) and pump which are independent of the power supply and long fire hoses are also installed.
* has an extensive lightning protection system covering the house.
* is bounded on one side by the National Parks’ Killabakh Nature Reserve, which massively increases the acres of rain forest explorations and trails which can be made from the house.
* is only a few minutes from picturesque Comboyne, a simply delightful, friendly, crime-free village with everything you could want in a small town, lots happening, and lively interesting people of all occupations and professions.
* sits on rich volcanic soil. The avocados, blueberries and vegies grown on the Plateau are luscious and we breath in the purest mountain air and drink the cleanest rainwater.
Comboyne is really only now being discovered for its huge tourist potential as well as a superb place to live. Port Macquarie and the Camden-Haven are already much loved and fast growing because of their ideal climate, beaches, waterways and all the advantages of a big metropolitan centre. However, tourism is only beginning at Comboyne, with accommodation at two or three holiday/Bed and Breakfast houses. There are many other possibilities for a buyer of “Edge” to consider, including being a glorious place to live and work from home.
The three-level timber pole home on “Edge” totals over 545 square metres and blends into it’s eucalypt and rain forest surrounds. It is encircled by decking around which semi-tame brush turkeys and goannas sometimes walk or snooze in the sun. The house was designed by a respected consulting engineer and built with mastery and care by his father-in-law, both of whom we still count as very good friends.
The open plan includes a cathedral ceiling, exposed structural beams and poles and timber built-ins in all room, including bookcases and desk. Glass doors and windows open on to the encircling deck giving all rooms views and light. Floors include timber, slate and a most attractive, unusual cork. Timber is featured throughout the house - New Zealand Rimu and Australian hardwoods, with tallowood, white mahogany, bloodwood, blackbutt and ironbark poles.
A big timber country kitchen with huge walk-in pantry is a gathering place for family, friends and neighbours. From the kitchen sink are views of distant blue mountains, resident wallabies in the early morning and numerous bird species by day.
The spacious, open loft/bedroom, including wash basin, is an enchanting area with views to the coast. A small stair allows internal access to the roof for more wonderful views. The main bedroom has two separate walk-in robes attached, one with wash basin.
The guest room has a small en-suite, fridge and microwave space.
The study/bedroom has a wall of built-in cupboards.
A large mudroom/laundry with boot rack leads into toilet and bathroom.
A walk-way to the house gives easy wheelchair access if required. The lower level entrance is via a huge timber deck where there is parking for cars and trailers and a big workshop. Room for extensions to the house exist if desired.
A large and effective slow-combustion stove is fed by an endless supply of wood close to the house. Reverse cycle fans in all rooms keep the warmth where needed in the mild winters and are rarely needed in the delightful summer temperatures.
The view from the house leaves its many visitors spell-bound. On the clearest days the coastal view from 'Edge' stretches 100 km north to Smokey Cape lighthouse and 100 km south to Cape Hawke and beyond, with the ocean's horizon broken by the three Brother Mountains and Mt Comboyne. At night the lights from South West Rocks, Port Macquarie, Crowdy Head, Harrington, Taree, Wingham and Forster can be seen twinkling in the pure air. The wide open skies are ever changing, often dramatically, with cloud formations, gathering storms, sun and moon-rise over the ocean, and brilliant star-studded skies on winter nights. The eyes range across forests, mountains, farmland and volcanic plugs to beaches where the the white surf can be seen breaking and often ships on the horizon.
Swamp and red-neck wallabies feed close to the house, goannas and echidnas visit. Quolls, mountain possums, antechinus, bandicoots, gliders and bats are some of the nocturnal callers. There is a wide variety of birds including some rare species, and the shy lyre birds, commonly heard in misty weather when the clouds swirl about the house, perform their amazing song and dance repertoire. Wedgetail eagles soar on thermals above the roof and bower birds construct their bowers near the house. The friendly brush turkeys enjoy occasionally hopping up beside the residents who are attempting to keep their outdoor meals for themselves. Glow-worms and fireflies add magic to summer nights. Frogs and many of the insect species are of interest.
This property is reluctantly offered for sale by the owners, for time moves on and so must they.
A visitor's comment:
"Edge must be one of the most beautiful locations in the world, but it is not just the scenery for the place is imbued with a quiet calm that is quite unworldly."
The amenity, facilities and huge potential of Comboyne make relevant the local saying:
"If you can't get to Heaven, Comboyne will do."
