Despite feeling remote, private and secluded, the Villa is only 15-20 minutes from an international airport, supermarkets and major hospitals, although the local Thai village stocks most basic food, drink and hardware items.

Transfer of ownership is straight forward and cost effective and overcomes the challenges of land ownership in Thailand.
The style of the Villa is minimalistic, with clean lines, high ceilings and polished concrete floors, maximized space and light with floor to ceiling glass and glass block throughout.
The Villa is 200 meters off the main road, extremely private and hidden behind a walled compound. From the main pool terrace, you cannot see another house, road or person. The pool terrace is large and minimalist in design to not detract from the views. Outdoor JBL speakers provide the right ambiance whether a lazy day in the pool, or a small dinner party on the terrace.
The 50sqm pool sits at the center of the Villa and all internal walls to the pool area are glass, giving a wonderful open and bright perspective from all areas of the home, including all corridors. Even bedroom doors are smoked glass and aluminum, with soft closing mechanisms to further enhance the openness and light.
The 3 master bedrooms each have private en suites, with the Master Suite having an entire glass wall of fantastic views across the valley to the distant mountains, as well as having double sliding doors that open up onto the pool terrace.
A lounge with 42" LCD TV, DVD and Nintendo Wii video games, provide a wonderful location to relax and watch TV with glass walls out onto the pool level and across the pool courtyard to the other side of the Villa.
At the other side of the house, an American Pool table provides a distraction from the amazing views, and even this room enjoys similar (opposite) glass wall views of the pool. A BOSE sound system provides some great tunes while you chase the colors around the table.
Next to the pool room is the office with a large modern glass desk and plenty of cabinets and storage. The house is set up for WiFi which works throughout. The office also has a giant glass wall that overlooks the pool area and across to the lounge giving a feeling of space and light as well as a feeling of openness where you can see everything that is going on.
The large kitchen is a blend of stainless steel counter tops and black cabinetry. The kitchen comes equipped with everything you will need to prepare fantastic Thai meals. And what better way to enjoy those meals than in the amazing dining room, with a glass wall view over the mountains, as well as sliding doors onto the pool deck. The dining table seats 8 people in comfort and has one of the best outlooks in Chiang Mai, especially at sunset.
Just off the kitchen is another room that is currently used as a video game room, but with its own private bathroom, it could easily be a forth bedroom, with minimal effort. It too has a solid glass wall to amazing views.
A laundry, complete with washing machine a dryer are also provided.
All bedrooms, lounge, office, pool room and dining are adequately air conditioned, but one of the features of this home is the open nature, provided mountain breezes through open, fly screened doors, which is how I enjoy the house for most of the year.
A small reinforced security room provides a place to house security camera feeds and Video or computer recorders for the external cameras, although this has not been used for many years as the area is extremely safe and secure.
Outside the main entrance is a large carport suitable for 2 cars, and hidden behind the Villa is another garage that houses a workshop and plenty of storage for another car or restoration project, motorbikes, pushbikes and other toys. A separate secure and dry storage room of 50sqm (7 foot in height) provides plenty of storage room for tools, boxes and things you don't need to store in the Villa. This room could easily house the laundry equipment or could be utilized as a gymnasium and is very usable.
A stand alone secure dog kennel with indoor and outdoor housing, complete with internal fan to keep dogs cool is set away from the main house house. It is suitable for 2 large dogs.
Maids quarters are also set back from the main house to ensure privacy when its needed. Currently 2 staff are resident at the Villa and have indicated they would like to stay on.
The overall property is almost 2 (6.5 Rai) acres of mostly natural gardens of local trees as well as a range of fruit trees, securely fenced the entire border making it safe for dogs and children to roam free. A small brook babbles the outside perimeter of the property most of the year. The land is hilly and set over 3 main terraces, with plenty of room for an additional Guesthouse, which is planned for later in 2009, as well as a 1/2 acre lake with boathouse and fishing jetty that will be stocked with Talapia and catfish, providing recreation and fresh fish year round. The Villa grounds are large enough for a good walk amongst beautiful trees and natural rock formations, with huge bamboo forests and fruit trees on the property
Water is provided by a deep well on the property, pumped to a massive storage tank and a pressure pump provide high pressure water instantly. A central hot water tank provides endless hot water for the whole house. An electricity transformer was purchased and situated on the property, providing Phase 3 electricity to this property only. A satellite dish provides reasonable internet access and satellite TV. Mobile phones work perfect in this area, but there are no land lines available to the property as yet.
The area is an absolute paradise for sports such as motorcycle road and trail riding or mountain biking as it is located in some of the best riding and scenery in Thailand. Surrounded by Forestry Dept land and farms, the Villa is assured to never be built out, overlooked or bothered. There are similar large estates in the area owned by Thai and Foreigner, but this is one of the best outlooks in all of Chiang Mai.
In terms of weather, Chiang Mai can be very hot in the dry season, but also quite chilly (by Western standards) in the winter - December thru February, giving a wonderful coolness and freshness to the Villa. Even storms running across the mountains are wonderful to watch and feel.
This Villa is a one of kind in an absolutely amazing location. It would be hard to find a better location in terms of outlook and proximity to shopping, dining and airport in all of Thailand.
I am reluctantly selling this property as I have purchased larger land 4 hours south of Chiang Mai for a new, larger home and feel it could be enjoyed better by someone else. Long term (1 year+) rental is possible to the right person for a reasonable rate.
The Villa is in good condition throughout, but will be repainted inside and out before sale or rental. Floors will also be taken back and re-waxed.
