This 100-year-old traditional stone house is currently used as a luxury home for a retired couple plus ad-hoc boutique bed-and-breakfast accommodation for up to 7 people at a time in the summer season in Burgundy (Bourgogne, central eastern France).

It is perfect for a larger family, living permanently, or as a holiday house.

Or as a "serious" bed and breakfast business where the owners would have their bedroom on the second floor and the B&B guests would use all 4 bedrooms on the first floor and one on the second - increasing capacity to 11 guests.

There is a small room to convert to a third bathroom (with shower, not bath) on the second floor, and two further rooms (one large, one small) which could be converted to bath or shower rooms on the second floor.

The ground floor provides a kitchen, dining room, sitting room and study - for private and / or public use. Two of these rooms have doors to large terraces. There is also an entrance hall with a WC.

There are several rooms in the semi-basement which could be made to provide "gite" accommodation, but still maintaining the existing laundry and storage areas, but at the expense of the existing sub-basement garage.

The original period features have been retained - panelling, ceilings, doors, windows and fireplaces.
Most rooms have high windows on at least two walls so the rooms are light and airy. The windows and doors on the ground floor are double-glazed as are some of those on the first floor.

There are country views in all four directions - to the village (a 3-minute walk), to the hills either side of the valley, and to the surrounding Morvan Park (Parc Regional Naturel du Morvan) which has so many different land and water based activities available it should be researched on the web.

The village of Chissey en Morvan is pretty, open to the hills and the river running through it, and only just large enough to support its small hotel, shop, post office and its garage.

For the owners of the property, their friends and visitors, and the bed-and-breakfast guests Chissey offers another advantage. Not only is it pretty, well-located in the Parc du Morvan, and has the shop and garage etc but it is geographically almost exactly in the centre of Bourgogne (Burgundy).

It is therefore not only possible but easy-enough to set off on day-trips to visit most of the Michelin Guide sites recommended to visit in Burgundy, from Dijon (north) and Vezelay (west) to Beaune (west) and Macon and the Loire vinyards (south).

Finally, the property is fuel-efficient.

There is a 3000-litre gas-oil central-heating tank serving a relatively new (5-years old) state-of-the-art central heating and domestic-hot-water system with 16 radiators and towel rails.

The radiators have their own thermostatically-controlled valves (in addition to the sophisticated boiler controls). The tank will be full when the property is sold.

There will also be at least 10 cubic metres of well-seasoned firewood left on site.
Plus some (estimated) 500 cu m of wood represented by the woodland growing on site.

There are 3 modern (traditional) wood-burning stoves on the ground floor (one is multi-fuel) and one on the first floor (multi-fuel) and another 2 open fireplaces. These are "back-up" to the CH system, useful in spring and autumn, and a pleasant to sit around on cold days or chilly evenings.

There is ample hard-standing for parking, access from the D980 at the front and the old Roman road at the back of the property. Both these accesses are fully-gated. Boundaries are either fenced or hedged.
