Important Quality Construction Specs • The house sits on a heavy built concrete foundation of 52 yards; 3500 pound mix, with an extensive skeletal structure of re-bar. • Real 2” x 12” floor beams (main floor) are used and anchored into oversized steal brackets connected to re-bar in the 10 feet tall 8” block wall poured solid with concrete. From the main floor (second level) going up, 2” x 6” and 2” x 8” wall framing is used and the Master Suite (third floor) uses Real 2” x 10” beams bolted and screwed at each end. • All framing throughout is screwed and nailed for extra strength. • The entire exterior is sheeted first with ½” plywood, then covered with a plastic vapor barrier, before finally being covered with 1” x 8” pine siding which is then coated twice with Sherwin Williams exterior high quality paint. • Complete thru wall fasteners via steel and bolts tie the 2”x 8” roof trusses that are 16 inch on center securely and rigidly all the way to the foundation.
ADDITIONAL FEATURES: All wood finishes including the stairs are made with beautful Honduran hardwood called Grenadia. Cable, phone and electrical outlets are conveniently located throughout. Wired for satellite/internet connection and pre-wired for a security and fire alarm system. The perimeter of the house is secure with concrete fencing and a custom-made hardwood slider driveway gate. Within the fence, hand broken rock walkways and driveway suggest a courtyard feel and tropical plants complete the landscaping.
