Buy 52 Hectares of cattle land with a permit to explore and future mining of up to 500 Hectares of "continental" rock. The property is in the San Juan area close to the Fonseca river (about 8 Km from the Pan-American Hwy. and Boca Chica road intersection). Preliminary studies show that the farm has about over 1 million m3 of "continental" rock, for which the company already has a government permit to reserve a total area of 500 Hectares for future mining (several properties around this farm are also reserved for future mining with this permit). A high percentage of the rock is on the surface, which is an advantage because it will save thousands of dollars in blasting costs.

The price includes the price of the land, the improvements made (cattle chute and corrals, high yield pastures, water wells, water reservoirs, gravel and dirt roads) and the government permit. The rock alone is valued at over $2 million ($2.50 per m3).

The owners will also take business proposals to just negotiate the rock (without the land), if certain requirements are met (only the rock on the surface will be mined, internal roads must be constructed and maintained, etc.)

Why buy a rock source? The Pan-American Hwy. will most likely be expanded to 4 lanes from Santiago to David during this government and this site will be one of the closest rock sources around. Development projects in Boca Chica and Las Lajas will also probably start building in 2010. The market price of ground rock (gravel) is about $15 per m3 which means that this farm could produce up to $15 million dollars in gross sales.

The farm is currently being used for cattle farming. It can carry up to 3 animals per Hectare, which means $180,000 + in gross sales per year.

The farm also has an amazing view of the Chiriquí mountain range and the Pacific Ocean... Even some islands can be seen from the farm. There is one hill at the farm which could used to run a hotel operation with hiking trails, bird watching tours, and offer amazing ocean and mountain views to visiting tourists.
