Lovely Home in Quiet Village Nr Lake Arenal
The house is built of block, with covered tiled patios back and front. It has been rewired, and is in excellent condition with a good roof. Two bedrooms have closets, the living room has a beautiful paneled teak ceiling, and there are ceiling fans in the bedrooms and 3 in the living area. The entire house is tiled in an easy to keep clean neutral color. There is plenty of room to add an extra bathroom in the large laundry room, or you could add a second story which would have a view of Lake Arenal. The taxes are about $120 a year, electric is $40 a month, water is $5.00 more or less, insurance is $120.00 a year, and the phone is a basic of about $20.00. We can live comfortably here on $1,000.00 a month including our car and gas.
***Latest news on legally living as a tourist in Costa Rica. It has been confirmed that non resident tourist Visas can be renewed every 3 months at a cost of around $100. That gives you a year here. Then leave the country, not stated how long, and begin again. Costa Rica is now the ONLY central/south american country to allow residency all year on a tourist visa!
The local people are friendly and most try to speak some English with pride, there is almost no crime and the house is secure. Tilaran is 10 minutes away for all your shopping, there is an English church service there, and also in Arenal. there are lots of foreigners, mainly Americans, living around the lake, you won't be lonely, and everyone is helpful to newcomers. The beaches of Guanacaste are one and a half hours drive away. Liberia is the nearest "big" city about 1 hr drive.
This is a realy nice area to live, temps are 70-80F all year, lots of sunny days, not too high rainfall, and Lake Arenal is close by for fishing and sailing. The roads are good, there is an excellent bus service, and there are no problems with flooding.
We would like to move to a house with a small garden, since I sold my horse I don't need such a big lot, and I'm not fond of gardening.
There is an no qualifying, fully assumable mortgage of about $50,000 at 7% with payments $905.56 monthly, 6 years to go, you need $25,000 cash, or we would be negotiable to a rent to own or holding a second loan for part of the down payment. We are selling the house with all the furniture and appliances including a washer and drier, TV, range and microwave, a value of around $8,000.
We are willing to consider a rent to own for 6 months to one year. The rent is $500 a month for a lease of 6 months or more, with first, last and security of $1,000, total $2,000.
