The planted half has a mix of Bonarda, San Giovese and Criolla which are primarily blending or mixing grapes used in bulk or jug wine. Therefore the current annual revenue is on the lower end and would net from the 4 hectares about $5,000.

However, if both lots were to be re-planted with Malbec, Cabernet or any other higher quality grapes (at an average of US$12,000 per hectare) after 4 years you would then harvest about 64,000 kilograms for the double lots combined sold at US$ 0.80 per kilogram making thus US$51,200 per year minus expenses annual expenses of $19,000 for the 8.5 Hectares. This would leave over $32,000 in potential net revenue from just selling the grapes.
