Large lot and older home in a quaint, vibrant, historically important town about 115 miles north of Managua.

Condega is located in a comfortable mountain valley (1730 feet above sea level), at the confluence of the Estelí and Pire Rivers. The town of 11,000 people straddles the Panamerican Highway. Transportation is very easy, with buses stopping at the town center every 10 minutes or so. The municipality has 66 communities, bringing the total population to around 34,000.

Condega is a surprisingly progressive city, boasting a cultural center, a museum with many pre-Colombian artifacts, library, ongoing archeological digs and a women´s solar oven cooperative. It has 9 official sister cities, culturally linking it with the U.S., Germany, Austria, Spain, the Czech Republic and others.

There are 3 Cuban-seed cigar, along with other, factories in town, and a long-established and widely known women´s ceramics collective nearby; cable TV, and 3 radio, stations; a bank; restaurants; numerous churches and a large baseball stadium. The town´s historical park has a DC3 Air Force plane at the top of a hill, and one can view the city, valley and mountains from the new observation tower there.

The much larger city of Estelí, the Department capital, is just a half an hour away by car. With almost 100,000 inhabitants, Estelí is a major transportation hub and has almost anything one might need (including Spanish language schools); if not, it´s easy and quick to have anything shipped from Managua.

The house is located just a block off Condega´s main square, behind the old Catholic church. There is little traffic, so kids play safely in the paved street. It´s also safe to park a vehicle in the street, but there is a gated, locked driveway/parking area off-street, too.

The house is approximately 2170 square feet, the double lot is ample: about 7400 square feet/687 square meters/.2 acre. The back yard is cool and shady, with mature, fruit-bearing trees, including almond, mango, guayabana, coffee, sweet olive, lemon, banana, as well as malinche, caimito and other ornamental varieties.

The house needs repairs/renovation, or can be taken down to make way for a new custom home. Or, one can build a house and rent out a second house or business (artisanías, tourism-based, restaurant...?) for income. The possibilities are great. Ecoturism has taken off in the area (several nature reserves, waterfalls, bed-and-breakfasts, etc.), and Condega is being discovered.

Prices in Nicaragua are rising rapidly. Condega would make a wonderful second, vacation or retirement home. My wife´s family owned this house for many years and she grew up there. The reason we are selling the house is that we have a working, organic farm in the mountains nearby and are building a home there.
