Former 1706 Stone Villa Winery, Original Details Preserved

The 2007 restoration of this beautiful villa, former winery, has preserved the main original details, keeping the romantic character of the estate which is centuries old. The Villa is stone construction with 260 m2 of living space and 7,400 m2 of land which is surrounded by farm fields and forests. There is a small vineyard, which gives ± 100 liters of wine a year. The Villa is located in Gascogne in the Midi-Pyrénées region, in the village of Larroque-Engalin near La Romieu.

The first floor entrance leads to a drawing room, bedroom, kitchen/dining room with a fireplace and through folding doors to a covered terrace where a barbeque and pizza oven is located. The original winery space has been converted to a back kitchen area with dishwasher, refrigerator and freezer. The former pigeon tower has been rebuilt as a bathroom with an antique cast iron bath-tub, washstand, bidet, shower and toilet. All floor areas are insolated and most are tiled with earthenware flagstone tiles. There is also a daylight artist studio, central heating and partial floor radiant heat. A former stable has been rebuilt to accommodate 2 bedrooms, bathroom with a shower, washstand and toilet.

The renovation of the Villa includes a new underground foundation and a new roof with 10 year guaranties. Also a new sewage disposal system with new septic tank and drains were installed. A 12 x 4.5 meter swimming pool was added in 2005 with a wooden terrace surrounding the pool to enjoy a broad view of the countryside. A satellite antenna is in place and internet connection available.

Entrance to the property is through a iron gate and down a lane of Lombardy poplars. There are oak trees centuries old plus linden, palms, cypress and pines, as well as fruit trees of apricot, apple, pear and cherry. A vegetable garden, small greenhouse, a vineyard, a stone chicken house, an 80 square meter barn with water and electricity, 2 open barns, and a 6 meter water well are also part of the extensive outdoor attractions. The woods on the north side are the hiding-place for deer and birds of prey, as well as walking area with official trails. The vineyard has a great view over the fields of sunflowers, maize (corn) and the village of Larroque-Engalin with it's beautiful castle and octagonal tower.

The region Gascony, called the French Tuscany, is one of the most authentic regions of France. The winters are mild, springtime starts early and summers are pleasant. The village of Larroque-Engalin is pre-medieval and is 4 kilometers from La Romieu, which is mentioned on the world heritage list of the UNESCO. In this charming village you will find the post-office, bakery, a small supermarket and a restaurant. Lectoure a village with spa facilities, banks, building supply, grocery stores, a hotel, garages, medical services, a small hospital and other shops. Agen at 30 km has the big hospitals and supermarkets. Seviac is an important Roman site with many wine châteaux to visit. Marciac has a famous international jazz festival annually. Golf courses are in Fleurance. International airports are located in Toulouse, Pau and Bordeaux. National airports are located in Agen and Bergerac. It is a 6.5 hour drive to Paris, a 1.5 hour drive to Toulouse and a 2 hour drive to Bordeaux.
