Sweet Apart-Hotel or Apartment Building-Valparaiso

This apartment building was completed in 2005, designed as a vacation condominium. It is located on one of the historic hills of Valparaiso - Cerro Bellavista - just one kilometer below La Sebastiana, the home of Pablo Neruda, and overlooking La Plaza Victoria. The area is called "El Museo abierto" since it features wall paintings by local and internationally known artists. It is developing, with three hotels appearing in the last three years and important renovation and gentrification of existing housing stock. Access to the apartment building is by car, by taxi, on foot via two different sets of stairs from the plazas below, or by funicular railway (ascensor), one of the features of Valparaiso that has made the city a UNESCO World Heritage site.

The building is located on a quiet dead-end street that leads to a staircase. It overlooks the Plaza Victoria below, and the Pacific Ocean. On clear days, Aconcagua Mountain is visible to the northeast. It consists of five individual apartments, each with one bedroom with built-in closets, an 'American' kitchen and living room, and a high-quality bath with shower. The two ground floor apartments have tiled floors throughout; the apartments on the second and third floors have wood floors in living area and bedroom, and tiles in kitchen and bath areas. Each apartment is 35 square meters in size. Apartment 6, on the third floor, is a studio apartment, with modern kitchen, built-in cupboards, a high-quality bath with shower, a partly-roofed terrace overlooking the sea, and a rooftop terrace offering a 360 degree vista of the city and the sea.

Currently, the two apartments are rented out as furnished shorter term housing, and four are longer term. It has a local Chilean manager, who looks after the entire place for 15% of the rental income. It has an average gross income of $2200 per month.

Since the building was designed as a vacation condominium, for people wishing to have a pied-a-terre in Valparaiso, apartments 1-5 can be sold individually; each one has its own legal status. Apt. 6, the studio apartment, belongs to Apt. 5.
