Sisal, Recently Renovated Extensively, Beachfront Property
Sisal is a small town located on the north shore of the Gulf of Mexico, a short drive west of Progresso, in the state of Yucatán, about 50km (31 miles) or about 45 minutes from the state capitol of Mérida. The state of Yucatán is well known for its tourism. People from all over the world come to the state of Yucatán to view the famous Mayan archeological sites, such as Chichén Itzá, and the wildlife such as flamingos and to just relax in the sun on many of the fine beaches. Because foreign tourism is such a great source of income for the state of Yucatán, the government has a vested interest in keeping the state safe for the visitors. Yucatán is one of the safest states in all of Mexico.
Sisal is a relatively small town that has not yet been developed like many of the other areas on the Gulf Coast such as Progreso. As a result, Sisal is a lot more tranquil, and peaceful while at the same time maintaining all the benefits. All the major amenities are close at hand including: major superstores (like SAMS for example), restaurants, churches, junior high and senior high schools, medical clinic. (For serious medical attention, a hospital is located just 20km away).
Daily, the beautiful, pink flamingos pass through Sisal and you can watch them in the wild just a short 5 minute drive from the town. The climate is very comfortable in Sisal, as the ocean breeze helps to cool the hot days. Many Canadians and Americans escape the bitterly cold winters in Sisal.
The house itself is located on a lot that measure approximately 20 meters (65 feet) by 30 meters (100 feet) and there is about 80 meters (260 feet) of beach between the house and the Gulf of Mexico. On the beach,close to the house, are a couple palm trees for shade. The area of the house is approximately, 179 square meters (1927 square feet), and includes four bedrooms and 3 bathrooms. One of the bedrooms and bathrooms is accessible from outside of the house and thus would be a great place for guests or maids quarters. Of course there is also a kitchen with a stove and fridge and a fully furnished dining room/living room. There is a porch on the north side of the house, facing the ocean, so you can sit outside and enjoy watching and listening to the sound of the ocean or watch the beautiful sunsets over the water.
All the amenities are available: electricity, telephone, cellular phone service, wireless internet (a prepaid card is required), and cable tv. Water for the house is provided by three 600 liter (160 US gal) PVC holding tanks which were just purchased two years ago. Two of the tanks are on the roof of the house and are automatically filled from the well and serve for having showers etc. The drinking water is provided by the third holding tank which is at ground level and is filled automatically from the town of Sisal water source. (The homeowner is charged a small monthly fee by the town for the water, dependent on consumption. The monthly minimum is around two or three dollars.)
Outside, a carport is included with parking for atleast one car (possibly two). Inside the gated yard, there is further parking for up to 8 cars.

I expect the prices of real estate in Sisal will rise as the area gets more developed. This is a great opportunity to buy a good house in a very nice, quiet safe place at a good price. The house is fully furnished and there is very little you would have to buy to actually start living in the house.
Carrying Costs:
The following is a general idea of the costs you can expect owning the house.
taxes: the annual taxes are approximately $50.
electricity: is paid bimonthly. The minimum charge is approximately $15 (for two months)
water: cost depends on water consumption. Minimum monthly charge is about $2-$3. (This is the potable water from the town of Sisal. Obviously, there is no charge using the non-potable water from the well.)
security: if you plan on being away from the house for extended periods of time, a man can be hired to look after the house while you are away for approximately $40 a month.
Note:
Non Mexican citizens are not allowed to directly own property within 100 kilometers (about 62 miles) of any Mexican border and within 50 kilometers (about 31 miles) of any Mexican coastline. Obviously, this property in Sisal is subject to this restriction. To encourage foreign investment in these areas, the Mexican government created a “fideicomiso” (FEE-DAY-E-CO-ME-SO) which is essentially a real estate trust between a Mexican bank and the foreign buyer of the real estate. Through the fideicomiso, a foreigner can control the property in much the same way as direct ownership including selling or leasing the property. A licensed Mexican attorney is advised to oversee the process.
Getting to Sisal:
Assuming you are flying to Mexico, there are basically two options to get to Sisal. One is by way of Cancun and the other Mexico City. (Regardless of which one, you will still pass through Mérida.) If you land in Cancun, you can take a bus (such as ADO or ADO GL) to Mérida which costs around $25 to $35 dollars per person and takes just over 4 hours. Alternatively, if you fly into Mexico City, you can take a jet to Mérida which only takes a couple hours. Frequently, one can find a one way ticket on Mexicana for less than $200. (The bus costs around $150 and takes over 20 hours). From Mérida, you can take a taxi or bus to Sisal. Of course, you can also rent a car and complete the trip to Sisal in that way.
