-About Casa del Sol:
Casa del Sol is a turn key hotel, owned and operated for 15 years, which is located a 30 second walk from the best right handed point break, in the surfing capital of Ecuador. It has 12 rooms, all including A/C, hot water and private baths. Included in those 12 rooms are two suites. A 1 bedroom, 1 bath, with dining/family room, and a 2 bedroom, 1 bath with living room, which can either be a personal suite/living quarters or family rental or dormitory room for an additional income. The construction was built to last from steel beam construction, concrete and local hardwoods, with accents of river rock, cade, bamboo, and indigenous-artisan furniture. The property sits on 3 lots. Two of the lots are occupied by the hotel, yoga terrace, reception, surf/retail shop, jungle-bistro dining room, restaurant (equipped with stainless steel equipment) and a music stage. The other is an open lot, which could expand the hotel, or be made into a personal garden to supplement the fresh, organic menu that you are cooking up that night. It could also be used for additional parking or for investment possibilities in the future. General maintenance is contracted quarterly, (And is done so by the original contractor who built the hotel, who knows every in and out or the construction). Everything is run off of 110v, and in Ecuador they use U.S. standard electrical outlets. There is a diesel generator for emergency power during energy surges. It has been listed in guide books for over 10 years.
-History of Casa del Sol:
In 1994, a Californian Surfer started the Casa Del Sol in Montanita with a vision of a comfortable, clean and friendly lodge. Over the years the company has grown to into a Surf Travel Company providing a full range of services making your traveling experience easier and more enjoyable while maintaining the true essence of the experience in Montanita. When Casa Del Sol was created, the constructors wanted to design and build a comfortable hotel that still make use of the local materials. Throughout the Ecuadorian coast there are rustic and modern hotels. The rustic hotels were just not that comfortable and the cement hotels just did not feel like you were in Ecuador. Therefore, they chose to use a combination of materials to come up a very comfortable hotel that incorporates local rock, wood and bamboo construction along with a modern type room. All rooms have air conditioning, hot water and private baths. You do not need mosquito nets and you can expect an excellent night sleep. This was one of the first hotels on the “point” of Montanita, Ecuador. The “point” refers to two things: the best right handed point break in all of Ecuador, and, the end of the beach, where it is peaceful and quiet, but only walking distance to the extravagant town of Montanita.
-MONTANITA:
Montanita is a surf town located at the beginning of the Coastal jungle (Guale) . Not long ago Montanita was merely a small village. However, over the last few years the town has been developing hotel and restaurant infrastructure and now offers a fun party-surf vibe that brings in a large mix of international tourism. Montanita is safe, with a strong local community that doesn’t tolerate crime. You will never have to worry about traffic jams, stop lights, or highways! Most commuting is done by foot or bicycle.
Montanita is truly the Ecuadorian surf capital, offering one of the best and most consistent surf spots in South America. The high season is from December to May, and generally it is sunny and warm every day. This is also the best time for good surf, many surf competitions and hosts the best Carnival fiesta. From the end of July to November, the weather is overcast and cooler and mists with rain most days. During these months, the Humpback whale travels up the coastline to mate. Amazingly, there are many days you can see them swimming from your hotel balcony, or you can chose to take a whale watching expedition and see them up close.
Libertad and Salinas are two large cities located only 45 min south of Montanita. They boast all the amenities you can ask for: fancy hotels and restaurants, big “American style” shopping malls, open markets, a state-of-the-art hospital, a marina and a new boardwalk to cruise the coast and shop.
Not only is Montanita known for its surf, but also for the laid back fun atmosphere with people from all the over the world. The town boasts live music, has several dance clubs and a “Cocktail Alley” known for making the best fresh fruit drinks in town. From the hardcore surfer who gets up early to score some insane right hand barrels, to the party animal who wants to rage in town until dawn or to the person who likes to relax in a hammock and admire the peaceful beauty of the Point… it really does have something for everyone.
-Additional:
Comes with 2 classic surf expedition vehicles. A 1980 Land Rover, “Santana”, and a 1978 VW safari (thing). By far the coolest looking surf mobiles on the coast of Ecuador.
-Nearby Attractions:

-Frequently asked questions:
Is there room for expansion?
Yes. It is possible to create 6-8 more suites (accommodating at least 18-20 more people per night) with existing structures in the property. Not only that, the empty lot in the back has the potential to build 4-8 separate bungalows for additional income. Doing the math, with very little money you could double your earnings in the first year.
Is the web site included?
Yes. It is brand new and comes with the purchase, with options to change any information you will like.
What is the average income?
It is estimated to produce $150,000.00-$200,000.00 annually. With a lot of room for growth potential.
What is your average overhead?
It averages $1600 a month in the high season, and $400-$500 in the low. That includes: staff, electric (a/c), water, gas, wi-fi, maintenance.
Are there any problems with living so close to the ocean?
No. the tide has never even come close to the hotel during the 15 years it has been running.
Can I purchase the hotel even though I am not a citizen of Ecuador?
The law states that any foreigner has the same rights as a local Ecuadorian when it comes to the purchase of properties. And by purchasing this property you will be qualified to have an investors visa, which allows you to live here full time. (The original owner, and current owner are/were both U.S. citizens)
How much involvement is needed/can it be managed remotely?
Yes. With the right training and staff it can/has been done. Setting up a team is fairly easy, and the average Ecuadorian salary is 200-300 USD a month.
Why are you selling?
The owners are real estate investors, not hotel manages, and they need to get back and focus on their other properties.
What is the occupancy rate?
Dec-April = 98%, often turning people away. April-November = averages 55%.(which can be much higher with the right marketing)
What are the room prices?
$20 weekdays, $25 weekends, $40 for holidays (and there are a lot of holidays in Ecuador) you could even raise the prices during some holidays because EVERYTHING gets full.
Does the hotel actually have TITLE or is it a “right of possession” like other countries similar to México?
With the purchase of the property you will have all legal papers giving you 3 fully titled deeds (hotel sits on 2 lots and there is an empty lot in the back), to do so as you wish, at any time you wish.
