A villa from the early 1900’s, on a hill near Como, with a nice garden, and its own peculiar brand of charm. Surrounded by the gardens of the neighboring villas, it is a pleasant getaway refuge, from stress, noise, smog and crowds, but it’s not isolated. It’s easily reachable and in easy reach of everything one needs, including the railway station just downhill. (But you can’t hear it)

The villa itself has 20 rooms, on three floors, including 8 bedrooms, 4 bathrooms, a wide kitchen with wide fireplace, an ample living room, also with a large fireplace, a dining room, another large “play-room” on the ground floor currently accommodating a billiard table, a TV area and bookcases.

The property also includes the caretaker’s house,with 5 rooms, a garage, and another house outside the garden, with 5 rooms also, on the access ramp.

Behind the villa are two small low-rise buildings on either side of the area that serves/d as an orchard. One building is used as a wood-store, the other is split into two rooms, the laundry and the boiler-room, the latter serving also as a do-it-yourself lab, plus storage area.


The photographs you can find on the website were taken between the 5th and the 11th of December 2009, with an iPhone, by a definitely-non-pro photographer, and without any care as to showing things at their best. Not all windows were open, the walls damaged by previous humidity were taken “as is”, and no retouching has occurred.


The house is in need of renovation, but it is in working conditions and all the important maintenance has been done all the while. The heating system is almost new, the building has been completely de-humidified last year, and the terraces’ waterproof coatings just completed. The damage from humidity and leaks is still visible on some walls, as the wall plastering has not (yet?) been redone, but all the structural and infrastructural elements are in full working condition.


Incredibly fresh in the searing summers, a sheltered heated refuge in the cold winters, the many beautiful terraces, the garden with its varied areas and precious and beautiful trees, everything conjures to make this property a very special and endearing place.
