Background/Executive Summary
In 2006, The Vines of Argentina, International, LLC (the “Company”) purchased raw land at the base of the Andes, in the Uco Valley of Mendoza, Argentina. With the purchase of this land, the company sells individual parcels (from four to 250 acres) that are developed as “private vineyard estates” (PVE) for individual vineyard/home developments. In addition to the individually titled parcels, the development will include a state of the art cooperative winery (at which the private vineyard estate owners will produce their wine) and a four-star luxury resort. The consulting winemakers overseeing the winery
development and future operations are Santiago Achaval, who in addition to being involved with this project, owns Achaval Ferrer, a Mendoza winery that has received 95+ point scores, as well as Rob Lawson, an accomplished Napa Valley (and Italy) based winemaker and businessperson.

The Opportunity
Purchase of a four (4) acre professionally managed parcel, will entitle
a PVE owner to receive—
-Clear title to a four acre vineyard (parcel k), planted to 1.75 acres
Malbec, 1 acre Syrah, and 1 acre Cabernet Franc. The premiere
harvest from the parcel will be spring 2010.
-Existing cleared land on parcel for home site potential;
-Ability to engage vineyard maintenance and winemaking contracts— for turnkey operations—offered by the Vines of Argentina LLC;
-Full access to a state of the art cooperative winery;
-Continuous, expert Argentine winemaking advice by Santiago
Achaval and his winemaking team;
-Access to the four star “wine focused” resort currently under development on the property, with opening slated for Q4 2012.

The Offering and Potential Return
The offering price per acre for the Leary parcel is slated at $70,000 per acre or $280,000. When reaching full grape production, the four acre vineyard estate will produce approximately 12 tons of premium quality grapes, equating to 700+ 9.0L (12- 750ml bottle) cases of wine. As part of the Vines of Argentina services contract, a PVE owner will have the capability to harvest,
process, age, bottle and ship finished goods to the United States, which will be legally compliant for personal consumption (or sale) in the U.S.. Harvested crapes can also be sold to the Vines of Argentina LLC cooperative at a break even cost or profit potential.
