Comm./residential for Sale in San Filipe De Lara, Rio Dulce, Izabal, Guatemala
Land of Eternal Spring
The house is in a resort area of Guatemala, Rio Dulce. It is not quite finished, but we live in it comfortably. The property is approx.125'X 95', it overlooks lake Izabal the largest lake in Guatemala. The house was started with a bed and breakfast or a small hotel in mind, it is very big, over 5 thousand square feet. There is plumbing and electrical provision for a future swimming pool, we have dug a deep well that provides good and plentiful water. We have four bedrooms and three baths completed, with room for six more bedrooms. The house is built like a castle, all concrete and block. It has an observation deck on top of the second story. There are two separate out buildings, one is a work shop and the other is a pump house, for the well. I have over a hundred thousand invested. I will trade for a suitable trawler equal to one hundred thousand dollars, we have potable city water which costs roughly $6.00 a month. We have national electricity which costs about $8.00 a month. We have a septic tank with leech lines, built to US specs. We also have a well with good potable water that never runs dry, redundancy. There is no problem with a foreign national owning property in Guatemala, I am a US citizen, and the paper work took about a week. The property measures 125'X 95' the house and buildings cover most of it. We are located in San Filipe, one and one half miles up the river from Rio Dulce over looking Lago Izabal, the largest lake in Guatemala, It is twenty miles inland with easy access to the ocean, and it is the best hurricane hole in the Caribbean. Would trade even for this boat!
Will send photos if interested.
